Would we drive to Fort Collins to stage, prep and sell a beautiful home? Of course! Congratulations to Dale Becker, Certified Residential Specialist on the successful sale of 2119 Constitution Avenue. This home was the longtime residence of the mother of a past client and when she decided it was time to downsize, we were honored to get the call. It took a few weeks to get things cleaned out, cleaned up and ready to go... but once we did, it was multiple offers in a single weekend with a cash buyers who closed quickly. The end of one chapter always opens another, and now we're on the hunt for a great low-maintenance townhome where this client can spend the next several chapters of her Colorado adventure closer to friends, family and grandkids.

Thank you to all of our clients, vendors and contractors who attended our 2024 Vendor/ Client Mixer.

Considering the winter storm that buried the metro area yesterday, we are extremely grateful to all of the clients and vendors who attended.

It was a packed house and many great connections were made amongst our clients and the top professionals in their fields such as Electricians, Plumbers, HVAC, Structural Repair, Roofers, Insurance Brokers, Mortgage Brokers, Window Repair, Drywall/Framing, Pickleball Gym owners, Landscapers, Appliance Repair and much more.

Congratulations to Dale Becker, Certified Residential Specialist's clients on the successful closing of their new home in Aurora. This 4 bed, 2 bath updated starter home sold in January of 2022 with multiple offers to a cash buyer $40,000 over list price. Twenty-two months later, indicative of the current market, Dale's clients purchased this home $45,000 below what the previous owner paid. There are opportunities for buyers in this environment, but it will likely get more difficult in January as rates have dropped and more buyers come back into the market. There's still a small window of time before we see our traditional January surge of buyers... but for these clients, their timing was perfect.

A recent sale by Dale Becker demonstrates why you can't always trust generalized market data. While the median detached home price in the Denver MLS has fallen only about 2% since the market peaked in April of 2022, buyer clients of Dale's recently purchased this $1.2M home in Lafayette a full $100,000 below its most recent April 2022 sale price of $1.3M... representing a drop of nearly 8% from peak-era pricing. While median price statistics are helpful as a datapoint, every home is different... and homes that sold during the euphoric days of 2021 and early 2022 (where 5 to 15 offers were the norm and wild overbids were common) are at greater risk for value loss beyond generalized median figures. The point of all this? Get good help, and realize that there are unique factors specific to every home that can make a big difference in determining what something is worth in a volatile, changing market.
