The latest Denver market data suggests we're focusing on the wrong metric.
Home values have remained relatively stable, but mortgage rates continue to have a much bigger impact on affordability and buying power. As inventory grows and buyers gain more options, we're seeing a market that is becoming more balanced—not crashing.
A few key takeaways from the latest Denver Metro market update:
📈 Average Sales Price: $744,388 (+3.3% YoY)
🏡 Active Listings: 12,259 homes
⏳ Average Days on Market: 38 days
📊 Pending Sales: Up 2.07% year-over-year
What I'm seeing firsthand is that buyers have more negotiating leverage than they've had in several years, while sellers who price strategically are still seeing strong activity.
The market isn't frozen. It's simply requiring more strategy than it did a few years ago.
