Huge congrats to my seller Aimee, a repeat client I met in a pretty unique way back in 2021 — I'd written to owners in a historic Cap Hill building after losing an offer on my own home, and Aimee offered to sell me her unit, which I ended up selling for her instead. We stayed in touch over the years, and she came back to have me sell her home in Monument, where I landed her a 3-week close with a minimal seller concession — no small win in this attached home market. Love my repeat clients!

Q1 Market update:
We're seeing a diverging market between homes and condos. Home prices are stable and sales volume is flat, while condo prices are down 3–6% year-over-year and sales continue to decline, largely driven by rising HOA and insurance costs. Inventory is slightly up for condos and down for homes, with months of inventory still favoring sellers in both segments, though condo buyers now have more negotiating leverage.

Huge congrats to Michael, a fellow veteran, for closing on his gorgeous home in Parker! This is such a cool home- we saw wildlife every time we drove out. What’s even crazier: he was my client back in 2022, then signed on as my client yet again on the exact date in March, 4 years later. Love my repeat clients and especially love my fellow vets.

Sometimes helping a client NOT sell their home is the right thing to do. Many of my clients have been moving out of state recently due to jobs or other outside factors, and have contacted me to sell their home very soon after purchasing. Because real estate is a long term investment, many don’t have the equity to sell their home yet. Ultimately, it is the clients decision, but if the numbers don’t make sense to sell, I’m not going to advise you to sell if it can be avoided.

Sometimes this can even mean helping a client find a property manager and coordinating a cleaner after they’ve moved out of state.

Not every interaction as a results in commission, but the most important thing is supporting your client regardless.
