Unpopular opinion: Property Taxes aren't the problem in Colorado - surging home prices are.

Colorado has one of the lowest property tax rates in the country. Don't take money away from our schools and public services. Reallocate overages to budgets that need the money and work on controlling inflation and keeping Colorado affordable instead.

🏡 Metro Districts: What are they and how can you tell if it’s a good thing or not?

A metro district in Colorado is basically a type of special district that provides specific services or infrastructure to a community or area. These districts are usually created to fund and manage things like roads, water and sewer systems, parks, and sometimes even fire protection or schools in new developments.

Metro districts are a bit unique because they have the power to issue bonds to pay for the infrastructure, and then they pay off those bonds through property taxes on homes within the district. This means if you’re living in a metro district, part of your property taxes go towards the infrastructure and services your district provides.

They’ve become a popular way for developers to get the necessary infrastructure built for new communities without having to wait for the city or county to do it. It’s essentially a fast-track to getting a new neighborhood up and running, but it does mean homeowners are on the hook for the costs through higher property taxes, which has brought up some very real concern over the years.

It’s a bit of a mixed bag because, on one hand, it can lead to the development of really nice areas with great amenities. On the other hand, the additional tax burden and the governance of these districts (which can be heavily influenced by the developers who created them) can be a point of contention among homeowners.

If you’re looking at properties in a metro district, it’s a good idea to dive into what that means for your taxes and what kind of control the district has over the area.
