Are you a landlord?

Big Change in California Eviction Law 🚨

As of January 1, 2025, tenants now have 10 business days (instead of 5) to respond after being served with an eviction notice under AB 2347.

This is a major shift in California landlord-tenant law. For tenants, it provides more time to prepare, seek legal advice, or even negotiate the dismissal of the eviction. For landlords, however, it creates additional delays in removing problem tenants and getting their rental property back on the market.

There are clear pros and cons to this new rule. On one hand, tenants now have more breathing room to respond to an eviction, find representation, and explore their options before a case moves forward. On the other hand, landlords may react by tightening rental qualification standards. For example, they may require applicants to earn substantially more than the monthly rent to minimize the risk of facing an extended eviction process in the future.

Ultimately, while the law helps protect tenants by giving them more time, it may also make it more difficult for lower-income individuals to qualify for housing or move between rental properties.
