Now we're in the basement, and this is where you really start seeing what we're working with.

There's already completely new ductwork and new plumbing installed throughout this portion of the property. Does it need cleaned out? Absolutely. The whole damn house needs cleaned out. That's the easy part.

There are a few issues that need addressed, but honestly, not many considering the overall condition of the property.

Structurally, the load path looks correct and the foundation is solid. Those are two things I care a hell of a lot more about than dirty floors and ugly walls.

The mechanical side will need some investment. We're looking at a furnace, water heater, and a complete electrical replacement. The electrical will probably be one of the largest and most extensive expenses involved in bringing this property back.

One thing you don't see in these videos is the exterior, but the house does have a new roof. And if you watched Video 2, you saw the unfinished upstairs firsthand. There's no evidence up there suggesting that new roof has been leaking.

So after three videos, that's the evaluation.

Is it finished? Not even close.

Does it need work? Absolutely.

But underneath everything that needs cleaned, finished, replaced, and updated, we're looking at a solid structure with a tremendous amount of usable square footage and the potential to become a four- to five-bedroom home.

Now we're upstairs.

This part of the house is interesting because it's unfinished, but clearly has been utilized as living space before. The rooms are there. The square footage is there. What's missing is the finishing.

And honestly, it wouldn't take a tremendous amount of finishing work to turn this space into something completely different.

Based on what we're seeing during the evaluation, there's enough usable square footage here to reasonably bring this home to four or potentially five bedrooms, depending on the final layout and what makes the most sense during rehabilitation.

That's exactly why we evaluate a property before making decisions about it. Sometimes what looks rough initially isn't necessarily a major problem — it's unfinished potential.

I call it an inspection in the video, but what you're actually seeing is an evaluation for the potential purchase of this property in its original condition.

And there's a lot to look at.

The house still has its original woodwork, and the woodwork itself is in remarkably good condition. The house? Well... that's what we're evaluating.

At this point, I've decided it's easier to give you three minutes, let you actually see what we're working with, and start showing you what we're building instead of continuing to tell you it's coming.

Brittany was supposed to join me on video today, but plans changed. The reason why isn't important, and her personal business is her personal business.

The important part is this: the gas line is fixed.

I went to Lowe's this morning and picked up everything needed to rebuild the line correctly. Last night, before I ever bought a fitting, I created a complete diagram of the assembly—every piece numbered, every fitting identified, and exactly how everything goes together.

I do that for a reason.

I don't just fix something and walk away. I create the blueprint.

If something happens five years from now and somebody else needs to work on what Urban Roots installed, there's a record showing exactly how it was assembled. That's intentional. Documentation matters. Accountability matters. Doing something correctly matters.

With the repair completed, Ameren should be able to restore Brittany's gas service before the end of the day.

And now?

Springfield bound.

I'm headed to T-Mobile to find out what's going on with a commercial bathroom because Urban Roots Properties doesn't just work residential. We service commercial properties too.

We're not your typical service provider. We're not your typical real estate consultant. And we're not a real estate company.

Urban Roots was built differently, intentionally.

We evaluate properties. We solve problems. We perform residential and commercial work. We work with homeowners, investors, property owners, and businesses. And when we see a problem that doesn't have a good solution, we start figuring out how to build one.

One of those problems is affordable home repair.

There are people who desperately need repairs but can't afford an entire project upfront. Some don't qualify for grants because of how they purchased their home. Some make just slightly more than an income cutoff. Others are elderly, living on Social Security or a fixed income, or simply caught in that gap where they make "too much" for assistance but nowhere near enough to absorb a major repair.

I've watched people fall through those cracks.

So I'm working on a structure that could allow necessary repairs to be broken into manageable project milestones instead of forcing someone to figure out how to pay for everything at once.

Because everything we do at Urban Roots comes back to the same question:

Well, I told you earlier I had something to show you.

That got pushed to the side.

Plans changed, the day got rerouted, and I ended up at Lowe's getting some things taken care of and picking up materials for another project Urban Roots is performing for an investor.

But there's a point in that too.

Never get so big that you forget where you came from.

Never get so high up in your own company that you suddenly believe the jobs and responsibilities that helped build your dream are beneath you.

A lot of people start out with the right intentions. They have a vision. They work their ass off. They answer the phone, pick up the materials, meet the clients, walk the properties, solve the problems, and do whatever needs to be done.

Then somewhere along the way, the vision gets clouded.

The business gets bigger. Maybe one business becomes two, then three. The titles get better. The responsibilities get delegated. And eventually, some people forget the foundational principles that made any of it possible in the first place.

I don't ever want to be that person.

I don't care how big Urban Roots gets. If something needs picked up, I'll pick it up. If a property needs walked, I'll walk it. If there's a problem that needs solved, I'll figure it out.

Leadership isn't standing above the work.

Sometimes leadership is still putting your boots on, getting in the truck, heading to Lowe's, and handling what needs handled.

Never forget where you came from.

More importantly, never forget why you started.

Sometimes a phone call turns into something bigger than just a repair.

Brittany reached out to Urban Roots Properties after discovering a major issue at the home she recently purchased on a Contract for Deed. She had just moved in this past weekend when it was discovered that multiple gas fittings inside the home were leaking. Ameren was called out, and they also discovered a leak at the exterior gas meter. Ameren made the necessary repairs to their equipment, but Brittany still needed help addressing the issues inside the home.

And the timing couldn't have been worse.

Brittany is a mom of five. One of her children recently underwent brain surgery, and in the same weekend she brought her son home from the hospital, she was also trying to move her family into their new home.

So when she called, we went out.

We evaluated the situation, talked for a while, looked at what needed to happen, and decided we're going to document this one.

EDIT; Because of matters of personal nature, we mutually decided the day of repair that no video would be made. Chad.

You'll get to meet Brittany. You'll see the repair process. And along the way, we're going to talk about Contract for Deed purchases—what you should know, what you should look for, what questions you should ask, and why having someone put boots on the ground BEFORE you sign that contract can matter more than you realize.
