Finding a home in a hot market can be challenging: Supply is limited, and bidding wars are common with demand so high.

You may find yourself up against dozens of buyers, making it hard to snag the home โ€” and at a price you can afford.

Itโ€™s important not to lose hope, though. Despite the competitive market, there are ways to find (and buy) your dream home.

Are you having trouble with your home search? These tips might help:

Get preapproved for your mortgage. Having preapproval is critical in a highly active housing market. It could give you a leg up over other buyers, and it can help you gauge your budget more accurately.

Expand your search area. Branching out a little often helps open up more inventory โ€” and it may reduce your competition. If your lifestyle allows for it, you might even want to try looking in more rural areas.

Change your ideal property type. Rather than only focusing on single-family homes, what about searching for townhouses, condos and duplexes too? If you choose the latter, you might be able to rent out the other half to help cover your mortgage.

Shop under your budget. Looking for properties well under your maximum budget allows you to bid comfortably above list price and beat out other buyers โ€” without risking your financial standing.

After a year of record growth, home prices will continue to rise in 2022, but possibly more slowly.

According to a newly released forecast from realtor.com on how the housing market will fare in 2022, home prices are expected to rise almost 6% in South Florida over the next year. This comes after a year and a half of already record growth.

There is some good news in the forecast for South Florida home buyers, as it may indicate that the housing market is returning to a more healthy growth rate, after over a year of frenzied demand.

Normal appreciation usually ranges from 2-5%, while a healthy housing market growth usually sits between 5-8%. Anything over, experts say, can become unsustainable. The high appreciation rates can be beneficial for homeowners, as their property values increases, but detrimental for buyers, especially first-timers, as they could be priced out of neighborhoods they might have been able to afford previously.

The median sale price for single family homes in the entire South Florida area is currently $475,000, data from realtor.com shows.

The median sale price for a single family home rose 19% from the year before in Palm Beach County to $500,000 in October. For Broward County, the median sale price of a home was $489,000 in October, a 17.8% annual increase. In Miami Dade County, the numbers shot up 12.6% to $490,000 for October.

According to the forecast, South Florida is expected to grow at a higher rate than the national level, which experts predict will be about 2.9% over the next year. Other areas may see higher rates. Salt Lake City, Utah is expected to see 8.5% price growth, Boise, Idaho should see 7.9% price growth and Jacksonville, Florida should see a little under 7% price growth.

Itโ€™s already increasingly difficult for home buyers to land a home in this market, as many offers that are contingent upon financing are overlooked.

Overall affordability may only get worse for first-time homebuyers, as the forecast predicts that mortgage rates will increase to 3.6% by next December, adding about $160 to a monthly mortgage payment.

Competition will still be fierce over existing South Florida properties in the next year, experts warn, as demand remains strong. Sales are also expected to increase by 3.6% over the next year in South Florida as more inventory heads to the market.

There are several reasons why you might want to turn to a private lender today. For example, you might not have enough cash in your bank account, or you might have an unattractive credit history. Typically, private lendersโ€™ criteria are not as rigid as those of traditional banks.
โ€ข Corporate private lenders: Banks do not like poor credit records. If this is your situation, you may be able to bypass the traditional bank and use other people's money. Private lenders can be very useful allies when you want to buy a property but do not have the cash or credit score. Additionally, their processing periods are often much faster than that of banks.
โ€ข Personal private lenders: Aside from corporate private lenders, you may have the option of getting a loan from a personal lender. This can be a good friend of yours, a relative or a long-time colleague. In short, anyone you know who might have the cash to complete your purchase. You may even be able to win them over by offering them an attractive interest rate. Extra money is always welcome.

2. Use your credit cards.
Using credit cards may be another good way to buy a property without cash.

3. Use โ€œlove money.โ€
โ€œLove moneyโ€ refers to seed capital from family and friends that can help you start your business. Involving one's relatives is another form of crowdfunding or participatory financing

4. Partner up.
Partnering is also a creative way of raising funds to buy a building without money. It is a good way to bridge the monetary gap. Combining your talents with those of others can help you find a solution more quickly. This requires a lot of ingenuity.
โ€ข Select the right allies: To establish an effective partnership, you need to surround yourself with people who are as smart and ambitious as you are. They could be real estate brokers, accountants or renovation contractors. Surrounding yourself with these types of people will make you better equipped for your real estate transactions. It is therefore important to work with people who complement you.
โ€ข Play your role in the process: Establishing partnerships with all of these people also means you need to get on board. To become a successful real estate entrepreneur, you need to surround yourself with the right people. Keeping good business contacts will help you expand your professional circle. 5. Tap into your home equity.
Whether you own an existing rental property or not, you have another financing capacity: your net worth. Also called equity, it is the difference between your homeโ€™s market value and your mortgage balance. Equity can also allow you to buy a property with no money in hand.
Equity is a creative form of financing that allows the homeowner to finance the purchase at a lower interest rate. Unlike other types of loans, the interest percentages of equity are reduced. As you pay off your mortgage, you build up equity which can be used for a second mortgage. This equity then enables you to obtain a new bank loan in order to finance the purchase of another property to make a profit.
There are several ways to access your equity:
โ€ข A home equity loan: This is a loan against the value of your home. You will be able to borrow a sum of money based on the value of your home or rental property. The lender will usually allow you to borrow up to 80% of the value of the mortgaged property.
