I see a lot of closing statements, aka HUDs, from a lot of different Title Companies. I've noticed something that I consider annoying or even disturbing. Several companies include additional fees for endorsements that I didn’t request, and the borrower didn’t ask for. When I’m lending money to a real estate investor, I send the Title Company very detailed and specific lender requirements. [ 598 more words ]

Bank Financing just got harder for Real Estate Investors and the Self Employed.
For these people using traditional financing, at least one major lender has made the following changes to qualify for a mortgage:
--Rental Income may not always be allowed
--Self-employment income may be reduced.
Details below. Remember, this is just ONE lender, not all.

Rental Income

Rental income may be used only if the borrower’s FICO > 700 and the borrower can document six months of reserves for each financed property in which rental income is being used to qualify. If the reserve requirements are not met, then the borrower must qualify with the full PITIA for the subject and other REO properties owned.

Self-Employed Income

If using Self Employed or 1099 income, the income will be reduced by 25% to account for a disruption in the business unless the borrower can document 12 months of reserves.
If the borrower cannot document business deposits within 10 days of the note date, the 25% reduction in income applies regardless of the number of months of reserves.

I've discussed wholesaling via assignments in person with the director of the Ohio Division of Real Estate and their attorney twice. I've also had multiple discussions with their lead investigator (now former), and been questioned by them about a deal I was offering. (It turned out I was ok, but there's a lesson there for another post.) Ohio law states plainly that it is illegal to market a property for sale unless you are the property owner or a licensed agent with a listing agreement, or otherwise acting within license law. The City of Dayton offers Property Tax Abatements when you are doing improvements to properties in over 20 Community Reinvestment Areas. Clearly, this helps Landlords, but it will also help flippers as the tax abatement stays with the property and benefits your buyer.
Most Residential Properties only need $5k or $10K in improvements to qualify for reduced taxes for 10 years.
And you may be able to combine this with the current Opportunity Zone incentives.
I can't find the information on their site, so here is what I have. Other cities in Ohio and maybe other states have similar programs.
It would be nice if they actually let people know about this.

Vegas, Baby! We'll be there, but we can't totally leave Dayton Real Estate behind. Since we talk to so many Out-of-State investors, we decided we'll take a couple hours one evening and do a meetup with investors who're in Vegas.
