These are some of the people who do the hard work behind the scenes at our properties every day.

While some of us spend our days working through purchases, sales, managing rentals and everything else that comes with running the business - These folks are out at the properties fixing problems, cleaning up messes, and bringing houses back to life.

We buy some pretty rough properties, and it takes a lot of work to get them where they need to be. These folks make that happen.

Extra thankful for everybody here. We couldn’t do what we do without them.

We want the house that Uncle Bill chain smoked in for 75 years. Same place that your brother Randy caught fire in 1971. Then your Dad and his brother Mike “rebuilt” after the fire and never had any business doing carpentry. The place that the code enforcement office just drives past because he doesn’t have time to handle all of that paperwork and still be in bed by 9:00PM.

We will buy it just like it sits (leans), bring it back to life and take care of it for the next 30 years!

What an honor this is!

These folks worked their entire lives, saved everything they could and built a tremendous rental portfolio. They could write a book about what it took to make it possible.

We have worked together for the last year as they have slowly trusted us to purchase everything that they worked so hard to build.

They took care of the houses for the first 30 years, we will take care of them for the next 30.

There’s nothing quite like taking on a rough property in the North Georgia mountains and turning it into something incredible.

When we bought this home, it was in bad shape, and the seller was only days away from foreclosure. We moved fast, dealt with the bank, purchased the home, and the boys got to work.

We also knew there was a mountain view hiding behind the trees. With some strategic clearing, we opened it up and revealed an incredible backdrop that completely changed the property.

Four weeks later, this neglected house has been transformed into an incredible North Georgia mountain retreat.

Luxury isn’t typically our lane. But we rock it out when we need to.

Most of what we do is focused on something much more practical: taking distressed properties and turning them into safe, quality, affordable housing for our communities.

But every now and then, a property comes along that’s just too unique to pass up.

When we had the opportunity to help a seller move on to his next investment—and take on this huge square footage, one-of-a-kind home on the north end of Lake Lanier—we jumped at it.

After a major renovation, this one is getting a new life and a permanent spot in our rental portfolio.

Different house. Different scale. Same goal: solve a problem for the seller, improve the property, and create something valuable for the long term.

Buying distressed houses and bringing them back to life isn’t flashy. It isn’t sexy. But it’s work our communities need.

We do it at scale across North Georgia: taking on properties that need real work and turning them into safe, quality, affordable homes. Dozens and dozens of houses each year - that means fewer neglected properties and more places for local families to live.

It takes a robust team, honed in systems, thorough processes, and a lot of heart.

This house has been with the same owner for 30 years — and she’d been trying to sell it for what probably felt like another 30.

With her husband sick, she was running out of time and needed a solution that actually worked for her. We were able to put a solution together, and take one big thing off her plate.

She handled the first 30 years.

We’ll take it from here for the next 30.

This is the kind of stuff we love doing.
