January to August… this one was a journey.

A relocation from Florida to South Carolina, many showings to find the one, multiple rounds of negotiations, and something you rarely see a three month of buyer occupancy before closing.

Working around work schedules, family commitments on both sides of the transaction, travels and responsibilities on both side of a transaction takes time and flexibility.

This is exactly why real estate professionals are hired from agent, lender, attorney and all vendors. Real estate laws, contracts, customs, timelines and responsibilities can vary significantly. What may be common or acceptable in one state may be handled very differently in another.

I was especially grateful to work with a fantastic listing agent who remained professional, responsive, and solution-focused. When agents on both sides communicate and work through the challenges together, it can make all the difference.  Thank you Shannon and Randy.

My husband surprised me with Tim McGraw for the Date Night A Win! Obtained last minute tickets and boy was it worth it to attend had so much fun dancing and singing along. Great seats, fantastic crowd and what a show Tim McGraw put on. Truist Amp nights out are always a win as I love live music. Yet Country music steals my ❤️! Veteran Tickets Foundation we appreciated the last minute tickets.

The market continues to show steady movement. New listings increased 1.1%, pending sales rose 2.1%, and inventory climbed 6.9%, giving buyers more options than this time last year.

The median sales price also edged up 1.1% to $410,000, while months of supply increased to 3.7 months.

Nationally, existing-home sales dipped month-over-month, but were still 2.8% higher than a year ago, and the median existing-home price reached a record $440,600.

What does this mean locally? Buyers may have a little more breathing room, while sellers are still benefiting from solid home values and continued demand.
