Winter is here! Is your home ready? Make sure you check the following if you haven't done so already:

💥 Prevent pipes from freezing (turn off exterior water & insulate interior ones)
💥 Check your furnace and replace filter
💥 Check & inspect your chimney/fireplace
💥 Flush & insulate your hot water tank
💥 Inspect your insulation
💥 Stock up on salt & sand - keep your snow removal equipment handy

Here's how the real estate market fared this November for Essex County:

The sale-to-list price ratio was 102.38%, which means homes are selling for 2.38% over asking price. The median list price was $549.9K, trending up 10% year-over-year. These homes sold for top dollar after being on the market for a median of 60 days.

The Danvers Select Board voted down putting a larger share of the tax burden on commercial properties amid pandemic loans and stimulus. This will result in a rise in the average tax bill for Danvers homeowners. Here's the breakdown: the average single-family rising $269, the average condo rising $161, and the average two-family home rising $176 in 2022.

Buying and selling in the winter can be tricky but can be beneficial for a variety of reasons. This year, the pros & cons list is slightly different from some years past:

Pros:

💥 Anyone out on showings during this time of the year are serious
💥 Rates are still low!

Cons:
💥 Weather & holidays can cause delays
💥 Moving may be difficult depending on weather conditions
💥 Inspections may be difficult to perform
