The housing market just got a $200 billion headline.

Yesterday, President Trump directed Fannie Mae and Freddie Mac to start using their cash reserves to buy mortgage bonds.

The goal is simple: Instead of waiting on the Fed, the government is stepping in to buy mortgage bonds directly to bring rates down. By acting as a "Super Buyer," they are forcing demand up and pulling rates lower.

The bond market reacted immediately. For the first time in years, we are seeing a “5” show up in front of the 30-year fixed rate.

But here’s what matters if you’re actually trying to buy a house:

This is not a finished product.

Rates move every single day. One move doesn’t magically fix housing... but it does change the "temperature" of the room.

Right now, there’s a small window where two things are true at the same time:

- Rates are becoming more attractive
- Most buyers haven’t fully rushed back yet

That overlap is leverage.

Once the crowd comes back:

- Seller concessions disappear
- Competition returns
- Price increases erase rate savings

The most expensive thing in real estate is certainty. By the time everyone is "certain" the market is back, the best deals are already gone.

2026 isn't about timing a specific number. It’s about recognizing when the balance of power is quietly shifting.

And that shift started yesterday.
