Catherine Cole Realtor | Your Next Move Deserves Strategy, Not Hope
I'm Catherine "Cathy" Cole, a Dallas-Fort Worth Realtor and Founder of the Catherine Cole Collective at Allie Beth Allman & Associates. For over 15 years, I've helped buyers and sellers navigate one of the nation's most competitive real estate markets—from the Park Cities and Private School corridor to emerging neighborhoods across the expanding metroplex. Strategic Real Estate for Competitive Markets
For Sellers: I position properties that command premium offers and move quickly. Through sophisticated digital marketing, professional staging, drone photography, and strategic pricing, your home reaches qualified buyers at the optimal moment. My extensive off-market network often means your property is sold before it hits the public market. For Buyers: In competitive bidding situations, information equals advantage. I provide the market intelligence, negotiation expertise, and off-market access you need to make informed decisions and secure your ideal property—often before other buyers know it's available. Dallas Neighborhoods & Private School Corridor Expert

As a mother of three and Dallas area native, I possess unparalleled knowledge of the area's private and public schools. I understand how school districts impact long-term property values and help families find neighborhoods that align with their educational priorities. Three Dallas favorites can lead to three very different weekdays.

When a private-school move is driving the search, we compare Park Cities, Preston Hollow, and Lakewood in this order: true route, house and lot fit, renovation tolerance, then neighborhood rhythm. We would rather solve for the Tuesday routine before the first showing than unwind the wrong choice later.

If you'd like, we can help you narrow the map before your first tour.

If the prettier house wins you over in five minutes, do these checks before you decide.

• Drive in and out at the real hour you will use it most.
• Walk the block and look for consistency in upkeep, parking, and pace.
• Listen outside for school queues, cut-through traffic, and road noise.
• Check the micro-location: corner, busy edge, awkward turn, or commercial adjacency.
• Ask which home will feel just as easy to resell later.

If you are weighing two homes, we can help you compare the block as closely as the finishes.

In Park Cities and Preston Hollow, a pretty listing can hide what the price is really buying.

• Compare it to nearby land sales, not just renovated resales.
• Ask what the site would be worth if the house were removed.
• Separate cosmetic updates from costly-to-fix traits like layout and ceiling height.
• Study the lot itself: size, frontage, trees, traffic, and what is being built nearby.
• If you would redo most of the house, do not pay a premium for the finishes.

If you want a second read on a Dallas listing, we are happy to help.

If the kitchen is gorgeous but the paper trail is thin, what are you really buying?

In older Dallas homes, we vet three things first: what changed, where new construction meets the original house, and whether the records support the story. Ask for the scope of work, compare additions to what is on record, and pull permit history before you fall for the finishes. We see the biggest surprises where a polished update meets an older system.

If you're eyeing an older Dallas home, we're happy to help you pressure-test the details.

A great home can still lose momentum if the launch is wrong.

For Dallas luxury sellers, the choice usually comes down to privacy, the number of likely buyers, confidence in the price, and timing. If the likely buyer pool is narrow and discretion matters, an off-market start can work. If the goal is broad reach, stronger competition, and faster feedback on price, a full public debut usually wins. I make that call based on the home, not the trend.

If you're weighing both paths, I'm happy to talk it through.

When the nearest sale is dated, over-renovated, or just not a true peer, pricing gets harder fast.

I start with a realistic range, then adjust for the finishes, floor plan, lot, street feel, and buyer pool that actually shape demand. In Dallas luxury, the best price usually comes from reading both the comps and the story buyers are willing to pay for.

This is the work I do before a home ever goes live. If you want a second opinion on your pricing strategy, I’m happy to talk.
