Title and survey review should be your early warning system. The survey tells you what exists on the ground; title tells you what exists on paper.

Together, they can surface access gaps, encroachments, easement conflicts, boundary calls, and recorded restrictions that can reshape a site plan or financing terms. Treat it like necessary due diligence.
