Oak Cliff is shifting… but not the way most people think.

Q1 2026 vs Q1 2025 data is in, and we’re seeing fewer homes sell overall, but prices are holding, and in some areas, even rising. This isn’t a crash, it’s a reset.

Here’s what’s really happening across Oak Cliff:

• 75203 slowed significantly, but values held steady
• 75208 is still leading in demand, even with slight price adjustments
• 75211 and 75212 saw noticeable price corrections
• 75216 and 75224 continue to show strength, especially in more affordable price points
• 75232 and 75233 have more activity, but buyers are negotiating harder
• 75236 experienced the sharpest slowdown
• 75241 remains steady with minimal price movement

Overall, sales are down 7.7%, but prices are essentially flat. Buyers have more leverage, but well priced homes are still moving.

If you’re thinking about selling, strategy matters more than ever. And if you’re buying, there are real opportunities right now.

The Tiny Gallery Trail is such a creative and unique addition to Oak Cliff, turning everyday spaces into something unexpected and inspiring.

Holly and I studied art together at Greiner Middle School and Arts Magnet High School, and it’s been incredible to watch her bring this vision to life as the founder and creator behind it.

She’s bringing it to Elmwood with an event centered around art, community, and connection. Think art bikes, local artists, and a neighborhood vibe that truly reflects what makes this area so special.

Join them on April 25th from 4 to 8 PM in Elmwood, this is the perfect opportunity to experience the Tiny Gallery Trail in action and support an incredible local visionary.
