What You Should Do After A House Fire —
Your mind is probably racing after suffering a house loss due to a fire. These tips may help you get back on your feet:
1. Find a safe place to stay. Talk to your local disaster relief agency, such as the American Red Cross or Salvation Army. These organizations can help you find a place to stay temporarily.
2. Let family and friends know you’re safe when time permits.
3. Contact your insurance agent. You'll need to start a claim. You may be eligible for an advance for "Loss of use" from your insurance policy to cover living and other daily expenses. Be sure to save all receipts and keep a detailed record of all purchases.
4. If you rent, call your landlord. They will need to take actions they to address the damage.
5. Take care of your pets. Be sure they are accounted for and have enough food and water.
6. Photos/Video. If you have physical or digital photos and/or videos of your home and its contents, begin compiling them for your insurance claim.
7. Address your finances. Even if your home is destroyed, you may need to continue making your mortgage payment. You might also need to continue any car payments and replace any credit or debit cards that may have been destroyed in the house fire. Contact all debtors.
8. Replace lost documents. If you don’t get a chance to grab important documents like passports, birth certificates and marriage licenses beforehand, they will need to be replaced. If the documents are in a safe, try to check it as soon as you’re allowed back in your home.
9. Update your mailing address. Consider obtaining a P.O. Box or changing your address to a relative or friend’s home. This can help ensure that you’ll still receive your mail during this time.
10. Take care of your family's mental health. Seek support to deal with grief and loss at this time. Your mental health and wellbeing are important.

ATTENTION HOME BUYERS🏡

TODAY, August 17th, all buyers currently looking to purchase a home, MUST sign a "Buyer Representation Agreement"- prior to walking into a property.

✅ What?? JUST SHOW ME THE HOUSE!!
Starting August 17th, NO REALTOR will be able to unlock a door without you first signing the agreement 🤯 This will be non-negotiable for any person with a Realtor designation.

✅ Wait…WHAT DO I HAVE TO SIGN??
The agreement between buyer and Realtor is a Buyers Representation Agreement, the contract between you and that realtor stating you will be using them to buy a home and breaking down the roles, duties and responsibilities owed to you by your agent etc. This form also spells out what broker commission are to be paid by you and/or the seller. Whatever commission is on this agreement is the MAXIMUM commission your broker/agent can receive out of the transaction.

✅ I HAVE TO PAY COMMISSION?
Well yes…but actually maybe no… 🤔
With the new NAR ruling going into effect, advertising cooperating broker and buyer broker commissions will now be BANNED on the MLS.

So, now when your agent shows you a home, they may likely not have any idea who is going to pay their commission from the transaction. Commissions are always negotiable of course, and there are a number of ways your agent can get paid. By the seller either in the form of direct compensation to Buyer brokerage or as a form of concession/credit to buyer. In some cases, the buyer will be paying the commission for their agent out of pocket and this will be spelled out in the buyer's representation agreement.

✅ HIRE A PROFESSIONAL AGENT
Selecting an agent when buying a home is an important decision.
August 17th is approaching and a lot of changes will happen behind-the-scenes. This new rule with a buyer representation agreement is just one facet of the NAR ruling which will change the landscape of how real estate is sold in the United States. 🇱🇷
