I wanted to take a moment and share something extraordinary that recently happened—a journey that's been both humbling and incredibly rewarding.
About a month ago, a new wholesaler reached out to me after seeing one of my posts. She was a bit weary of working with me after she had been let down by two other “industry leaders.” The first destroyed the relationship she had with her prospects by being overly aggressive in her negotiations, not only this, but that “leader” even tried to reduce the amount she was making in the deal because she felt that she wasn’t pulling her weight. The other took the deal from her and ran. They completely ghosted her.
Despite her past experiences, we decided to talk. It was one of those conversations that changed everything. We shared stories, lessons learned, and, most importantly, we shared vulnerabilities. It was this genuine conversation.
I wanted to ensure she not only, felt comfortable but knew she could trust us. So before we did anything, I sent her a JV agreement. Being a new wholesaler she doesn’t have much experience with underwriting or analyzing a deal so we looked at it together. I told her where we needed to be to make it work and she ran with it. She presented our number to the seller and the seller agreed. So I wrote up the contract between us and the seller, we took care of the funds for EMD so she was out of pocket $0.
From there, we did a lot of the heavy lifting. From opening escrow to writing up an agreement to do a novation, to getting property photos, listing the property, and vetting buyers. We handled it all while keeping her in the loop of everything. She was included on all email threads, she had direct access to our title company who actually took the time to reach out to her and get her to know her as well, and she also had access to our TC. My resources became her resources.
We held her hand and walked her through this whole process. We guided her, and answered her questions, and she got firsthand experience of how this process plays out.
When the deal closed and funded, I gave her a call to get her feedback on her experience on how it was working with us and it is by far the most heartfelt conversation I have had with anyone in this industry. Her initial concern was that we were going to let her down like those before us, she also told me that she was only expecting to make $10k on the deal. So when she saw the wire for $24,000 she was taken back in awe and disbelief.
I’m a big believer in being a go-giver. I believe the more you give the more you get and the more you take the less you have. By truly listening to her concerns, keeping her best interest at heart, and helping her close her first deal. We didn’t just build a solid relationship, we created a partnership.
