A question we hear from sellers fairly often:

“If we’re selling the home as-is, do we still need inspections?”

In many cases, yes.

Pre-inspections can help reduce surprises, strengthen negotiations, and create more confidence for buyers before offers are submitted.

They also help establish expectations upfront instead of discovering issues midway through escrow, when emotions and leverage can shift.

A lot of the strategy in real estate happens before a home ever hits the market. The goal is to be proactive early instead of reactive later.

Real estate was very real this week… but we’re still feeling good today.

My content calendar had good intentions, but the real estate calendar had other plans.

Behind the scenes, I’ve been finalizing details on a Cambrian listing in contract, working through tenant extension conversations on another Cambrian property, preparing and promoting our North Loop open house this weekend, meeting with a new listing client in The Villages of San Jose, and helping manage the delicate moving parts of a Redwood City family trust listing.

So while I may have been a little quieter here, I was very much in the middle of the work that matters most: the details, the conversations, the follow-up, and the problem-solving that help clients move through big decisions with more confidence.

That is the part of real estate that does not always make it into a polished post, but it is often where the real value shows up.

Not every buyer who wants Cupertino-area schools needs to limit their search to a Cupertino mailing address.

Some San Jose addresses may align with Cupertino-area schools, which can create more budget flexibility depending on the exact property and pocket. Based on March’s 2026 market snapshot, Cupertino’s median sale price was $3.359M, compared with $2.475M in 95129 and $2.100M in 95130. That is roughly a 26% to 37% difference versus Cupertino’s citywide median.

Of course, this is not a blanket rule. Home size, lot size, condition, micro-location, and school assignment all affect value. And school assignment should always be verified by property address. CUSD’s locator specifically says assignments shown are preliminary until confirmed.

This also is not only relevant for buyers with children today. School district reputation can influence buyer demand, resale appeal, and long-term marketability too.

Sharing something a little more personal today.

In January 2002, life took me from Boston to Silicon Valley, and with it came one of the biggest transitions of my life.

As someone born and raised in Massachusetts, it was more than a move across the country. I was leaving behind a chapter I had loved, a career I had built, and a community that meant a great deal to me.

Looking back, I can see how much that transition shaped me. It stretched me, changed me, and became one of the defining chapters of my life.

Massachusetts has never fully left me. My pronunciation of “four” is proof of that, but so is the gratitude I have for where I came from and for the life I’ve built here in Silicon Valley.
