Wow folks, this one was a doozy!! ... It started with another agent trying to poach my client 🫢. Then, we had to do all the home prep for listing. Once we were active, we received multiple offers the first weekend! Great! 🎉Well, in the middle of the transaction, the county decided it was only a commercial property vs mixed use as the zoning shows. Okay, get an attorney to help prove that the home has been residential since it was built, i.e. non-conforming use application started. Months of "Notice" signs, 3 major rain 🌧/tornado storms 🌪, flooding, and last minute loan issues (not the lender's fault), we made it! PHEW!

Congrats Ed on selling a long-time family investment. Now off to sail away on your boat! ⚓

Not all transactions are as smooth as you would like, but keeping them going is the sign of a true professional! When Bryan and Nicole reached out to me to help them for the 3rd time, of course I was honored. The military was moving them again from what they thought was their final stop.
After prepping their home, we had multiple offers, and they accepted the cleanest one. Sadly, within 24 hrs it fell through due to circumstances outside of their control. We went to the second offer, but the buyer was unable to sell their home in order to buy this one (no fault of the sellers again). Back on the market, we accepted a buyer who came to the open house. Third time's a charm!

Sean and Lisa reached out to me pre-Covid to sell their Columbia, Maryland home. They asked if I could help them with some prep, and I connected them with Frame House.
