We chatted for the first time on a Friday and a week later, we were under contract! Crestview has so many good options in the $350k-$450k range, and we toured the cream of the crop. When dealing with a lot of inventory to sort thru, narrowing down your must-haves makes all the difference. Here is what to pay attention to:

-Does the floorplan work for your lifestyle?
-How does the home feel? Neighborhood vibe?
-Does the monthly payment still leave room for you to actually enjoy your life?

Moving to the Florida Keys sounds magical, but buying and actually living here comes with a few things you need to know first.

🏡 The right island matters just as much as the right house. Your everyday routine, schools, commute, shopping and how often you need to get back to the mainland can all play into whether Key Largo, Plantation Key, Big Pine Key, or Key West make the most sense for you.

🌊 Flood zones + elevation are part of buying here. All of Monroe County is within a coastal floodplain, so understanding a property's elevation, flood risk and insurance situation should happen at the very beginning of your search, not after you fall in love with a dealbreaker property.

💰 Don't shop based on purchase price alone. Insurance, flood coverage, HOA fees and maintenance can change what a home actually costs you each month.

⬆️ That downstairs space might not be what you think it is. In certain elevated homes, lower enclosures may be limited to parking, storage and building access rather than legal living space. This is something you want to verify before counting that area as an extra bedroom, playroom or guest space.

🚗 Think about your real everyday life. School drop-off, work, groceries, activities and trips to Miami matter. Vacationing somewhere and living there full-time are two very different things.

🚤 And if having a boat is part of your Florida dream, tell me from day one. Dockage, canal depth, bridges and ocean/bay access can completely change which homes we should be looking at.

The goal isn't just to find you a pretty house in the Keys. It's finding the home AND location that actually work for your family's everyday life. 🤍

If you are a foodie taking a day trip down to Islamorada, these 3 restaurants are the perfect spots to sit down and enjoy some views for breakfast, lunch, and dinner.

📍Lido 73, Breakfast: Atlantic side, arrive by boat, car, or bike and sit outside! Live music, laid-back canal vibes. The bruschetta toast is 10/10 and is included with the steak/mahi & eggs. The coffee is also perfectly strong and you can't go wrong with mimosas!

📍Square Grouper, Lunch: Bay side. I waited too long to try this restaurant and now I want to go every chance I get. Marina views and the coolest bar area inside. The Yellowfin Tuna Eggrolls and Square Grouper House Burger are must orders.

📍Marker 88, Dinner: Bay side. Plan your day to pull up @ sunset for an amazing dinner view with live music. Their espresso martini and ahi tuna nachos are some of the best in the Keys!

Does your library have it's own beach? If you live in Islamorada, it does! Library Beach Park is such a good little spot, whether you are coming solo or with kids. The library staff is so friendly and there’s a park, beach, StoryWalk + plenty of room for the littles to run around. They also have a massive 'large print' section, which I didn't realize I needed, but apparently my eyes do 🤓

🧡 Save this one for an easy, free activity to enjoy in Islamorada. Do you have your Monroe County library card?
