Closing day feels like the finish line. It's not. It's the starting gun.

Here's what nobody puts in the brochure:

Maintenance & repairs — something will break. Budget for it before it happens, not after.

Yard & landscaping — that nice backyard comes with a lawn mower, mulch, and at least one tree that needs immediate attention.

Property taxes & insurance — these shift. What you pay year one isn't always what you pay year three. Know that going in.

Utilities — more square footage means more to heat, cool, and light. Especially in a Rhode Island winter.

The "new house" purchases — blinds, paint, rugs, shelving. Every room needs something. It adds up faster than you think.

HOA fees & special assessments — if applicable, read the fine print before you fall in love with the complex.

My advice to every buyer I work with: close on your house and immediately set up a home fund. Not glamorous. Absolutely necessary.

2026 is not 2021. Sellers who haven't gotten that memo are learning it the hard way.

Pricing off what your neighbor got a few years back — that number is a memory, not a market. Buyers have data now. They know what homes are actually worth.

Skipping repairs buyers now expect — that leaky faucet, the dated bathroom caulk, the deck that needs work — buyers are walking in with a checklist. Give them a reason to offer more, not less.

Playing hardball when buyers negotiate — a reasonable buyer asking for a credit isn't your enemy. Pushing them away over a small ask could cost you the whole deal.

Selling in RI or SE Mass this year? Avoid these three. It's the difference between a smooth closing and a listing that just sits.

Falling in love with a house is easy. Falling in love with a house that needs a new roof, HVAC, and water heater? Expensive. 💸

Ask these 3 questions at every showing before your emotions take over. 👇🏻

1️⃣ "How old are the big-ticket items?"
Roof, HVAC, water heater. These aren't fun to think about — until you're writing a check for them six months after closing.

2️⃣ "Are there any known issues or disclosures?"
Water intrusion, foundation settling, past leaks, pests — ask directly. A good seller's agent will tell you. A bad one will make you glad you asked.

3️⃣ "What's been updated — and what's just been maintained?"
There's a difference between a kitchen that was renovated and one that was "kept up."

Know which one you're walking into.

The wrong list price, a missed inspection red flag, a negotiation handled poorly — any one of those can cost you more than an agent ever would.

A good agent isn't a salesperson. They're the person standing between you and an expensive mistake you didn't see coming. Pricing strategy, contract terms, negotiation, timing — this is the job. And it matters.
