The highest offer doesn’t always win. Sometimes, the smartest one does. 🏡⏳

For many sellers, timing can be just as important as price. A flexible closing date, a carefully structured rent-back, or the ability to close quickly could make your offer stand out—even against a higher bid.

The goal isn’t simply to offer more. It’s to understand what the seller needs and create an offer that solves their biggest concern.

Right price. Right terms. Right time. That’s how winning offers are made. 🔑

🍂 SEPTEMBER IN ORANGE COUNTY REAL ESTATE

Everyone talks about the spring market.

But September? This is when things can get interesting.

And when Newport Beach looks like this, it’s easy to understand why people keep dreaming about making a move to the coast. 🌊

Some buyers who spent the summer “just looking” are now ready to make a move. Some sellers are realizing they don’t want to carry their home into another year.

And that can create opportunity.

If buying or selling in Orange County has been sitting in the back of your mind, September may be the month to stop watching and start planning.

COSTA MESA LOCALS… how far back does your Triangle Square memory go? 👀

Triangle Square opened in 1992, but the place we know today has lived several different lives.

Back in its earlier days, you could find names like:

👟 Niketown
💿 Virgin Megastore
📚 Barnes & Noble
🍔 Johnny Rockets
🎬 Edwards Triangle Square 8

And yes — the original development reportedly cost more than $60 million to build.

Then came the tougher years.

Major tenants disappeared, vacancies increased, and Triangle Square went from one of Costa Mesa’s new hot spots to a center trying to reinvent itself.

Fast-forward to today…

🍕 Prince Street Pizza
🌴 Casa de Onda
🇪🇸 Café Sevilla
🍰 Uncle Fluffy
🎶 LJ’s Lounge
🍣 Oji Sushi & Sake
🎳 Tavern + Bowl
🎬 Triangle Square Cinemas

Same famous Costa Mesa triangle. Completely different era.

👇 NOW I WANT TO HEAR FROM THE LOCALS:

What restaurant, store or hangout do YOU remember at Triangle Square that isn’t there anymore?

I have a feeling the comments on this one are going to unlock some serious Costa Mesa memories. 😂

EVERYONE KNOWS THE AIRPORT - BUT FEW KNOW JOHN WAYNE’S REAL NEWPORT BEACH ESCAPE.

It wasn’t a mansion.

It was the Wild Goose—a 136-foot former U.S. Navy minesweeper that John Wayne transformed into his private floating retreat.

Away from Hollywood, “The Duke” spent time aboard the yacht with his family and famous friends, including Frank Sinatra, Dean Martin and Sammy Davis Jr.

For John Wayne, Newport Harbor wasn’t simply a beautiful backdrop.

It was where he could escape the cameras, return to the water and enjoy life beyond Hollywood.

And here’s the part most people don’t know:

The Wild Goose is still cruising Newport Harbor today.

Would you want to step aboard John Wayne’s floating piece of Hollywood history?

Humphrey “Bogie” Bogart wasn’t just a Hollywood legend — he was also a serious sailor.

⛵ His 55-foot yacht, Santana, became part of his life away from the cameras.

Bogie was a member of the Newport Harbor Yacht Club, and Santana was regularly docked in Newport Harbor.

And this wasn’t just a glamorous Hollywood hobby.

Bogie loved sailing, raced Santana, and competed in the first Newport-to-Ensenada Race in 1948.

❤️ Lauren Bacall would also join him in Newport, where the couple could spend time together away from the Hollywood spotlight.

For Bogie & Bacall, Newport Beach offered something special:

the harbor, the ocean, privacy — and an escape from Hollywood.

🎬⛵ Old Hollywood history is still hiding in plain sight all around Newport Beach.

✨ FUN FACTS ABOUT THE LIDO THEATER 🎥

🎞️ The iconic Lido Theater opened in 1939 and is one of Newport Beach’s true Old Hollywood treasures.

🌴 It was designed in beautiful Art Deco style and still has its vintage ticket booth, balcony, classic architectural details and Catalina-style tilework.

⭐ Bette Davis connection: The Oscar-winning actress was living nearby in Corona del Mar while the theater was being built. She reportedly requested a special sitting parlor in the ladies’ room — and it’s still there today!

🐠 Look inside the auditorium and you’ll see incredible underwater murals that glow under black lights when the house lights go down.

🎥 After an extensive restoration, the historic theater was revived in 2024, bringing its Old Hollywood glamour back to Newport Beach.

💛 Places like this are what make Newport Beach more than beaches and beautiful homes — there’s history everywhere.
