California Housing Market Settles Into Steadier Growth
The California housing market is entering a period of steadier, more predictable growth, with home prices projected to rise modestly—around 3% to 4% annually through 2028. For buyers, this means more options are appearing: active listings have climbed to about 156,300 homes, and that supply is expected to keep growing through 2027. With more inventory on the market, there’s less pressure to rush decisions, which can be a welcome change for those navigating their next move.

Yet, affordability remains the biggest challenge. Only about 18% of California households now qualify for a typical mortgage, down from 31%. That keeps competition high for entry-level homes—something we see firsthand in our day-to-day work with clients. Properties continue to sell very close to their asking prices, and 30-year fixed mortgage rates are holding steady near 6%, with little change on the horizon.

In major urban areas like Los Angeles County, a return to previous sales volumes may take until after 2028. Still, the overall California landscape points toward more stability, allowing buyers and sellers a better chance to plan ahead.
