Ana Sturt, Broker & Realtor with NextHome Choice Realty Broker, REALTOR®, CRS, CLHMS, PSA with NextHome Choice Realty | Cornelius | Guiding You Home With Confidence For Ana, home is not square footage.

Ana Sturt is a Charlotte-based Realtor and Broker with over 25 years of experience helping families across the greater Charlotte metro area find their next home. Born and raised in Lima, Peru, Ana moved to the United States at 17 — alone, not knowing anyone, navigating an unfamiliar world in a language she was still learning. That experience shaped everything: her calm under pressure, her optimism

in the face of uncertainty, and her deep understanding of what it means to start over somewhere new. Before real estate, Ana built a career in finance at Bank of America and Principal Financial Group. That economics and finance background gives her clients something most agents can't offer — a genuine understanding of homeownership as a wealth-building tool, not just a transaction. Ana speaks English, Spanish, and conversational German and serves buyers and sellers across Charlotte and surrounding areas, including Mooresville, Cornelius, Huntersville, and Davidson. She is a devoted mother of three, grandmother of two, and an active member of her church community. It is where family comes together, where life happens, where people feel safe while learning about the world. She has spent 25 years showing up for clients at every stage of that journey — first-time buyers who didn't think homeownership was possible, families growing into their next chapter, neighbors navigating crisis, and empty-nesters stepping into something new. She doesn't just close deals. She walks people through one of the most important journeys of their lives — and she shows up for every step of it.

🚨 Coming This December: NC Digital Driver’s Licenses 🚨
North Carolina is launching Digital IDs — letting you carry your driver’s license right on your phone. The program is free & optional, starting through the NC Wallet app.

Where you can use it first:
✈️ Charlotte Douglas Airport (CLT) — TSA will accept the mobile ID for identity checks.
🔒 More secure than a photo — digitally verified and encrypted.
📈 Future uses: law enforcement, ABC store purchases, age checks at restaurants, and more.

Heads up: You should still carry your physical license while adoption expands.

📈 What’s happening with Days on Market (DOM)?

The latest quarter shows a slight improvement from Q1, but we expect Q3 to be a bit slower than Q2.

Homes are spending a little more time on the market, which is typical for this time of year as families prepare for back-to-school and many squeeze in those last-minute summer vacations. ☀️📚

For buyers, higher DOM can mean more opportunity—more time to consider options, negotiate, and find the right fit.

Square footage matters — but perception matters just as much.

Some of the most compelling rooms in well-staged homes aren't large. They're intentional.

Here's how to make any room feel more open without changing a single wall:

🪞 Hang mirrors strategically — opposite windows to reflect light and visually double the depth of a space
🎨 Go light on wall color — soft whites, warm creams, and pale greiges expand a room optically
🛋️ Choose furniture with legs — pieces raised off the floor create visual breathing room
📦 Edit aggressively — one-third less furniture than feels natural usually hits the sweet spot
💡 Layer your lighting — overhead only creates flat, compressed light; floor lamps and table lamps add dimension
🪟 Hang curtains high — from ceiling to floor, even on short windows, draws the eye up and makes ceilings feel taller

These aren't tricks. They're the principles professional stagers use to help buyers see the potential of every room.

Which of these would make the biggest difference in your home? 👇

Not all real estate agents are the same. Here's how to tell the difference before you sign anything.

A good agent lists your home. A great agent positions it.

Here's what great actually looks like in practice:

1️⃣ They give you honest pricing advice — even when the number is lower than you hoped
2️⃣ They communicate proactively — you're never the one chasing updates
3️⃣ They know the local market at the street level, not just the county level
4️⃣ They negotiate for your net result, not just a fast close
5️⃣ They explain every step so you never feel lost or pressured

Real estate is a relationship business. The agent you choose shapes the entire experience — and often the final number.

Don't settle for someone who just shows up. Work with someone who shows up prepared.

The call I got last week said it better than I ever could.

A past client reached out — not to buy or sell, just to tell me that her sister was starting her home search and she wanted her to work with me specifically.

"You made it feel like we were your only client. We never felt rushed, never felt like just a transaction."

That's the standard I hold every single time.

Real estate is the biggest financial decision most people make. The least you deserve is an agent who treats it that way — who explains every step, answers every question without making you feel silly for asking, and fights for your best outcome even when it's uncomfortable.

If someone you love is buying or selling this summer, I'd be honored to take care of them the same way.

Referrals are the highest compliment I receive. And I never take them lightly. 🙏

Happy Fourth of July! 🇺🇸

Today we celebrate the freedoms, opportunities, and communities that make our country so special. As friends and families gather to enjoy fireworks, barbecues, and time together, we are reminded that home is where many of our favorite memories are made.

"America was built on courage, on imagination, and an unbeatable determination to do the job at hand." – Harry S. Truman

Wishing you and your loved ones a safe, joyful, and memorable Independence Day. May your day be filled with pride, gratitude, and celebration.

Happy 4th of July! ❤️🤍💙

Real talk — homeownership has surprises nobody puts in the brochure.

I'll go first: the first time something breaks after closing, it's all yours. No landlord. No maintenance line. Just you, a YouTube video, and a Home Depot run.

Now your turn 👇

What's the one thing you wish someone had told you before you bought your first home?

Drop it in the comments. This thread might be the most useful thing a first-time buyer reads all week.
