We began specializing with the Condo, H.O.A.,Co-op in 1979 when I found no other brokers servicing the resale market for these properties.

As we enter the winter months the market tends to slow down until the weather breaks in the spring. This enables some deals for homes that stay on market. As for rentals most if rented previously and if working with brokers who had the foresight to properly advise their clients then adjustments in expiration dates would have occurred so that most would expire in the spring instead of dead winter. We have a few good rentals available and some opportunities on some condos and HOA,s as well.

Very strong demand for rentals have increased rental prices substantially.

On the other hand it appears as if the selling market is getting stronger as well in many of the communities properties offered for sale are hard to come by for some models and those most desired models are testing new price ranges.

Condo & H.O.A. communities on Long Island are mostly run by volunteer management this is not the case for the vast majority of the country.
The lack of professional management can cost the communities in the long run I would be happy to assist anyone involved with guidance.

When I have taught the mandatory state brokers course to maintain your license often I am asked what is the difference between a Condo and H.O.A. type ownership.

The best way to answer that question is to think of the H.O.A. type property as half way between single family ownership and condo ownership.

With the condo ownership most everything outside of the unit you own is take care of by the condo. There are also a lot more restrictions with condo ownership than with the H.O.A. type properties. Monthly common charge for the condo is generally higher. With condo ownership you do not own the land under which your unit sits.

H.O.A. ownership usually you have a deductible expense for some items like the roof for example, you would possibly pay for sanitation and water separately. You have more freedoms with the H.O.A. units, they are more pet friendly, the community may permit fences in the yards.

As we approach the end of July it appears that the high demand for rental properties is slowing down and the number of properties for rent is on the increase. It should be noted that rental prices have gone up dramatically a sure indication that sales are still not where they should be coming off of the great recession.
