🎃 Real Talk from Trick-or-Treating Night 🍬

Yesterday while out trick-or-treating, I ended up having two great conversations with different couples. Like most small talk these days, both asked me the same question: “So how’s the market?”

After chatting a bit about where we’re from and what we do, I told them something I’ve been saying a lot lately people are still living in the past. Everyone’s waiting for those 2.8–3.5% interest rates to come back and homes to start flying off the market again.

Truth is… this is a normal market. Yes, home prices are adjusting, but it’s not 2008 all over again. Buyers expecting $100K price drops or “crazy deals” are likely to get outbid by serious investors or cash buyers who’ve been patiently waiting for opportunities.

Both couples told me they bought during COVID and locked in rates around 2.85%. They admitted they couldn’t afford the same home today at current rates and honestly, that’s the reality for many homeowners right now. I told them straight up: if you don’t have to sell, don’t.

But if there’s a real reason a move, a life change, a new chapter then it makes sense to explore it. What stood out to me most wasn’t the market talk, though it was the reminder that not every conversation is a lead. Too many agents listen just to respond or to chase a deal.

👉 Sometimes you need to listen to understand.
