6 things I spot at showings that tell me a seller may be willing to negotiate 👀🏡

After enough showings, you start noticing the little clues that can tell you a lot about a listing, and how motivated a seller might be.

Here are 6 things I look for:

1️⃣ The house is empty.
2️⃣ The photos were taken in a different season.
3️⃣ There's a lockbox and zero showing restrictions.
4️⃣ The listing remarks mention "seller credit" or "rate buydown."
5️⃣ The little repairs never got done.
6️⃣ It's been 60 days or more.

None of these guarantee a seller will negotiate, but they can be useful signals when it’s time to strategize an offer.
