If there’s ONE step in buying a home you should never skip, it’s the home inspection! 🕵️‍♂️🏠

Even on a home that looks completely flawless, hidden issues with plumbing, wiring, or the roof can cost thousands down the road if they aren't caught early.

When we bought our own house, we did our inspection and it came back clean with minimal issues! Now, no inspection catches every single tiny thing—once we actually lived in the house, we realized we needed to add a ridgeline vent to help our HVAC system keep up. But in the grand scheme of things, that was a minor, easy fix compared to major structural surprises!

There is ONE cardinal rule when you're under contract on a house: do NOT open any new debt! 🛑💳

It is so tempting to start shopping for new furniture, apply for a store card to get a discount on appliances, or go buy that new car for your new driveway. But hold off until you have the keys in hand!

Here’s why: your pre-approval and final loan approval are strictly based on your Debt-to-Income (DTI) ratio and credit score at the time of application. Opening new credit cards, taking out loans, or even letting someone run a hard credit check can:

1️⃣ Drop your credit score right before final underwriting
2️⃣ Shift your DTI ratio, making you no longer qualify for the mortgage
3️⃣ Delay your closing date (or worse, cause the loan to fall through entirely!)

Keep those credit cards in your wallet, hold off on the big purchases, and celebrate with your key day shopping spree after you clear final closing! 🎉
