In a recent survey, 68% of Veterans didn’t know they may be able to buy a home with zero money down. 77% didn’t know PMI isn’t always required.

Many also have no idea they may be able to count their Basic Allowance for Housing (BAH) and Basic Allowance for Subsistence (BAS) as income.

• and now major brokerage consolidation

Recently, some of the biggest names in real estate made headlines.

Compass completed its acquisition of Anywhere Real Estate — the parent company behind brands like mine, Coldwell Banker, Century 21, and Sotheby’s International Realty.

At the same time, Real Brokerage announced plans to acquire RE/MAX in another major industry move.

These are not small changes.

These mergers signal something much bigger happening across the real estate industry:
consolidation, technology growth, and a shift toward larger platforms offering more integrated services.

Why is this happening?

The industry is adapting to:
• changing consumer expectations
• slower housing inventory
• legal pressures
• evolving technology
• and increased competition

• increase efficiency
• expand market share
• improve technology
• streamline the buying and selling process

Wait… Is Hacky Sack Making a Comeback?

Okay… I need answers.

The other day I saw kids outside playing Hacky Sack again and suddenly I felt like it was 1985 all over again.

Remember when everyone carried one around?
No phones.
No social media.
Just trying to keep the Hacky Sack off the ground for more than 3 seconds.

Honestly? I kind of love seeing it.

Maybe people are craving:
• simpler things
• being outside
• real connection
• less screen time

And maybe that’s why communities matter so much too.

One of the things I love most about living and working in Montgomery County is seeing neighborhoods where people still:
• walk outside
• talk to neighbors
• hang out in driveways
• play with their kids and dogs
• enjoy the little things

Real estate is about more than houses.

It’s about lifestyle.
Community.
Memories.
And creating a place that feels like home.
