The AC question most buyers skip 🔧🏡

Three things that change how you price a Columbus house with an older system.

→ SINCE JANUARY 2025. Every new residential system is built for R-454B or R-32. Anything older than that runs on R-410A.

→ THEY DON'T MIX. R-454B is not a drop-in. It runs at different pressures, so a failing R-410A system becomes a replacement conversation, not a top-off.

→ WHAT TO ASK AT THE INSPECTION. Model and serial, the system's age, and which refrigerant it takes.

None of this makes an older unit a dealbreaker. It just moves the question from after closing to before the offer.

Everyone looks at the roof. Almost nobody asks what the air conditioner runs on, and in a Columbus summer that's the system you lean on hardest.

→ SINCE JANUARY 2025. Every new residential system is built for R-454B or R-32. Anything older than that runs on R-410A.

→ THEY DON'T MIX. R-454B is not a drop-in. It runs at different pressures, so a failing R-410A system becomes a replacement conversation, not a top-off.

→ ASK AT THE INSPECTION. Model, serial, age, and which refrigerant it takes. Thirty seconds of reading.

R-410A is still legal and still serviceable. The supply just keeps tightening, and that's worth knowing before you set your number.

The do's and don'ts of your VA loan 📋🎖️

Three things that change what you actually pay at a Fort Benning closing.

→ ASK WHAT YOUR FUNDING FEE IS. First use with nothing down is 2.15% of the loan. Treat it as fixed and you miss that 5% down takes it to 1.5%.

→ CHECK WHETHER YOU ARE EXEMPT. Service-connected compensation means no funding fee at all. A memorandum rating that lands before closing counts too.

→ PUT YOUR AGENT'S FEE IN WRITING EARLY. VA buyers are allowed to pay reasonable buyer-broker charges. That one is paid at closing and cannot go into the loan amount.

The VA fee nobody explains. 🎖️🏡

Most families PCSing in budget for a down payment they don't need, and overlook the one cost that is almost always there.

→ WHAT IT IS. The VA funding fee. First use with nothing down is 2.15% of the loan. On a $250k loan that is $5,375, usually rolled into the balance.

→ IT IS NOT FIXED. Put 5% down and the same fee drops to 1.5%. Use the benefit a second time with nothing down and it goes to 3.3%.

→ IT CAN BE ZERO. If you receive VA compensation for a service-connected disability, you are exempt. A memorandum rating before closing counts too.

Nobody at the closing table volunteers this. Ask early.

🏠 Buying near Fort Benning for only 3–5 years? Here's how to make sure you don't lose money when you PCS out.

This is the #1 fear I hear from military families — "What if we buy and then get orders again?" The good news? With the right strategy, your home can work FOR you, not against you.

Here's what smart PCS buyers do differently:

✅ Buy in high-demand school zones.
Homes near top-rated schools hold their value AND rent faster. When you PCS out, you've got two options: sell at a profit or rent it out with a waiting list of tenants. School zones are everything in Columbus.

✅ Stay in the $250k–$330k sweet spot.
This price range has the strongest buyer pool in the Columbus market. Overbuying into a higher price point shrinks your exit options. Buy where demand is deep.

✅ Think like a landlord from day one.
Even if you plan to sell, buy a home that would make a great rental. 3-bed/2-bath, good layout, low HOA. If the market dips when you PCS, you flip to landlord mode instead of taking a loss.

✅ Use your VA loan — it's your biggest advantage.
Zero down means you're not tying up cash. If you need to sell in 3 years, you haven't over-leveraged yourself. And if you rent it out, your cash flow math is way better than a conventional buyer's.

The families who stress about buying near Fort Benning are usually the ones who didn't have a plan going in. The ones who do? They leave with equity — or a cash-flowing rental. 🙌

What a Fort Benning buyer is actually being quoted right now.

→ CONVENTIONAL HIT A ONE-YEAR HIGH. Freddie Mac put the 30-year at 7.03% for the week of September 24, up from 6.95% the week before and 6.30% a year ago.

→ VA IS QUOTING UNDER IT. VA 30-year purchase rates were at 6.875% on September 29. The spread is why the VA side gets priced on its own.

→ AND COLUMBUS SLOWED DOWN. Homes took a median 34 days to sell in August, against 22 a year ago. More time on market is more room to work with.

The national headline is not the number you will sign.

→ WHAT A VA BUYER WAS QUOTED. 6.875% on September 29. That gap is not rounding. It is the reason the VA side gets priced on its own instead of off a national headline.

→ WHAT COLUMBUS IS DOING. Homes took a median 34 days to sell in August, against 22 a year ago. Slower is not worse if you are the one buying.
