If you are in the season of waiting on the dream God put on your heart, keep going. 10 years ago i could have never imagined the plans God had for me.

I was in ministry then to business as a ministry.

Now, we just closed another 90 unit apartment complex and able to make a bigger impact for family, staff, and those God has called us to help than we could have ever imagined.

I went through seasons of heart ache, set backs, and challenges that seemed impossible to overcome.

BUT, those who wait on the Lord SHALL renew their strength, they shall mount up with wings like eagles, They shall run and not be weary, They shall walk and not faint. Isaiah 40:31

The waiting always requires diligence and patience. It requires vision past the current circumstances. But in the waiting you. can. trust. Jesus.

$72,000 on one deal. 3 months to find it.

Here's what one apartment deal did: $1.4M in equity in 2 years, plus the tax benefits, plus $72K in the first six months.

But the real win? After one deal you have credibility, a system that brings you more deals, and investors on the sideline saying "maybe not this one, but the next one."

Compare the risk, too. One property, one location. If a unit goes vacant, the other tenants are still paying the mortgage. One vacancy in a single-family home and your income goes to zero.

We bought this apartment complex for $2.4M with $500K down — and we didn't fund it ourselves. We raised the capital.

Here's what most people miss: instead of grinding out 20 single-family homes one at a time, one multifamily deal can do the work of all of them.

Gross income: $620K/yr
Net after expenses: $387K
Mortgage: ~$133K
Cash flow after debt + investors: $254K/yr

And the move that made it work? We put every dollar back into the property early to speed up the refi and pay investors back faster.

Buying apartments is ALWAYS about thinking bigger and pushing yourself even if it seems impossible.

Raising capital on bigger deals can feel intimidating if you have never done it before but the keys are to seek wisdom and systems from people that have done it before, partner with your weaknesses like marketing or networking, and ultimately trust God.

When I started in real estate investing, I didn’t have capital, connections, or a roadmap. I had curiosity, a clear calling from God to make a difference with my life, and a willingness to learn by doing. Most people assume you need perfect credentials or the “right” background to become a real estate investor. What you actually need is a goal you’re willing to work toward long before it makes sense on paper.

Buying large apartments will test your patience, your problem-solving, and your ability to stay focused when things get tough and it becomes more complex than you imagined. But it will also teach you how to raise capital, structure a deal, evaluate a market, and build something that didn’t exist before. Those are skills you develop through action, not permission. It helps to find someone who has done it like I did when I first started but you cant wait for anyone to give you approval.

My first few years and first deals were full of mistakes, pivoting, and hard decisions, but each one expanded my understanding of the industry and sharpened my instincts.

If you’re a young entrepreneur, beginner investor or exploring a career in real estate investing, don’t wait until you feel “ready.” You become ready by starting. Begin with a vision that excites you, seek God, take the next practical step, and let the work teach you what the textbooks can’t. Your experience, your resilience, and your ability to stay committed in uncertain moments will take you farther than any perfect background ever could. Start small (or actually — start big 😜) think long-term, and keep moving — that’s how every real investor begins.
