Take Two Minutes and Check Your Washing Machine Hoses

Here's one of those wonderfully boring homeowner tips that could potentially save you from a very wet—and expensive—surprise.

Washing machine hoses sit quietly behind the machine for years, and most of us never think about them. But a cracked, deteriorated, or loose hose can release a tremendous amount of water very quickly.

A few things worth checking:

✓ Look for bulging, cracking, corrosion or signs of a slow leak.
✓ Know where your washing machine shutoff valves are—and make sure they're accessible and operable.
✓ If you still have older rubber hoses, consider replacing them with braided stainless-steel supply lines.
✓ Even braided hoses don't last forever, so check the manufacturer's recommended replacement interval.

Now, while you're thinking about it, take two minutes and look behind your washing machine.

Hopefully, you'll find absolutely nothing interesting.

How Do I Know If a Home Repair Is Urgent—or Can Wait?

If every little thing around a house were an emergency, none of us would ever get anything else done. 😊

Over the years, I’ve developed a pretty simple rule:

Safety issues, water problems, and anything that is actively getting worse go to the top of the list.

Water coming through the ceiling? Don’t wait.
An electrical problem or smell of gas? Prompt attention.
A loose stair railing that could hurt someone? Move it up the list.

But the door that sticks, peeling paint in a room, or that cabinet door you’ve been meaning to adjust since 2017? Those can probably get in line.

My first question is always: What happens if you don’t fix it?

If the answer is “probably nothing for a while,” it may be able to wait. If ignoring it could cause additional damage or create a safety issue, it’s time to take care of it.

Owning a home doesn’t mean fixing everything the moment you notice it. It means learning what can wait—and what shouldn’t.

What Thousands of Homes Have Taught Me

After more than 20 years in real estate, I've walked through thousands of homes.

Big homes. Small homes. Brand-new homes and homes that have been standing for well over a hundred years.

And somewhere along the way, I realized that homes teach you things.

One of the biggest lessons is that you can have an exquisite home without it being the most expensive home.

I've walked into modest homes that immediately felt warm and welcoming. They weren't filled with the newest finishes or expensive furniture. They simply reflected the people who lived there. There was something about them that made you feel at home.

I've also learned that before improving a home, it's important to take care of the home you already have.

Before investing in that beautiful new kitchen, make sure you're not also thinking, “Hmm...I think we might need a new roof.” 😊

And I've learned that almost every homeowner has a list:

The project we're doing next month.

The project we're definitely doing next year.

And the project we've been saying we're going to do for the past ten years.

That's homeownership. 😊

But perhaps the biggest lesson is this: unless you're preparing to sell, stop worrying so much about what the next owner might want.

Paint the room the color you love. Plant the garden you've always wanted. Build the patio where you'll spend summer evenings.

A home isn't something we finish. It's something that evolves with us.

After walking through thousands of homes, I don't think successful homeownership is about creating the perfect house.

It's about taking care of the home you have, allowing it to change as your life changes and, perhaps most importantly, remembering to enjoy it along the way.

Because ultimately, that's what a home is for — living in it and enjoying being home.
