WARNING! WARNING! WARNING! SCAM! SCAM! SCAM! It's tax refund season, and the scammers are after your money. I just got one of the newest attempts at a scam claiming to be a notice from the IRS. Listen up! The IRS DOES NOT send emails. The IRS DOES NOT call and threaten people or make payment arrangements on the phone. The one I got moments ago claimed it was verifying receipt of my payment. Well, ELL knows that she didn't send any money to them recently, so a very obvious scam.

To be on the safe side, NEVER respond to an email if you did not initiate contact. Hover over the email address of the sender and most likely it is not an official email. Always initiate entry to the official website on your own.

Here is my weekly nugget of information for you to consider or share with others in the community . (This is not legal advice, nor a solicitation, nor guidance for any particular situation, but if you don't know, you don't know, and not knowing could be costly).

I was seeing all of these promos online to cut out the middleman for car insurance. If you plan to dump your current policy and take a dip with another company, please read everything, including the small print, and make smart choices. I went into the rabbit hole just to see what was going on with these promos.

1. It appears that this effort is from a conglomerate or clearinghouse of insurance companies hoping to bid and quote you a figure that appears cheaper than what you might have in place already.

2. The quote is often is only for liability. If you still owe money on your vehicle then you need "collision" coverage as well. The financing party usually requires that they are listed on the policy as a loss payee until the debt is paid in full.

3. The offered insurance gives you a 6-month quote. I don't know what happens after six months. I didn't go so deep in the rabbit hole to see if they wanted the six months of payments at one time, but watch out for mandatory deposits, etc. The allegedly best quote I received was only for liability, and more than what I was already paying with the bells and whistles on my current policy.

4. Most often, the basic quote does not provide collision, underinsured coverage, car rental, glass replacement, good driving credits, etc.

What is underinsured coverage? The best way that I can explain is this: Suppose your child Little Timmy is hurt in a car accident through the fault of another. Suppose the at fault person's insurance only has $25 to 50k of coverage. Suppose medical bills, future medical care, pain & suffering, etc., far exceeds the $50k, and the at-fault person has no other exempt property to go after? A process called "stacking" might be used to collect from the underinsured portion of your own policy or the policy of every car in Little Timmy's household, to help cover the difference. Per my observation, this typically should not affect the current insurance premium. You may want to check with your state's Department of Insurance complaint department to see how many complaints your insurance company might have regarding cancelling or refusing to renew policies after a claim is made under the policy.

HERE’S A TIP FOR YOU!! Be aware that your HOA may have the same right to foreclose on your home, same as a mortgage company can for missed payments. Don’t ignore your HOA bill!

Dear People Buying a Home - This coming weekend may be a good time to pull out the Note you signed when you purchased your home and enjoy some small letter reading. I am finding out that a lot of folks are misunderstanding the terms of the Note. (1) The Note is the document that tells you how much is being financed, the interest rate, disclosure of late fees, and WHEN THE PAYMENT IS DUE. The Mortgage document creates the lien on your property, making it collateral and subject to foreclosure or retaking if you do not follow the terms of your Note.

If the Note states that the payment is due on the 1st of the month, then it is due on the 1st of the month. The 1st of the month is not the date that you mail it or have it drafted, it will take longer to process. It should be in the hands of the mortgage company on the 1st. If the Note reflects you have a late charge if not paid by the 15th of the month, that is not permission to be late, it is only a disclosure of the late payment to be charged. Pay attention to the "default" and "grace period" provisions in the Note as they vary.

YOU MAY NOT WANT TO DOUBLE PAY YOUR MORTGAGE in one month, or especially in one lump sum, and think the mortgage company will prorate it into two payments, i.e. one for the current month and one for the next month. Example: If you make a double payment in February thinking it will cover two months, you may still owe for March. The two payments made in February in close proximity or in lump sum may only reduce your balance but not necessarily be credited to the next month. Document the month for which you want the payment credited on the face of the payment or on any online notation. It is best to make separate payments if you want them applied monthly.

NEW SOPHISTICATED SCAM! Watch out! So, you may get a text warning that someone in another state is trying to get into your Google account. It will ask "Was it you?" Of course you knee jerk response is "No, it's not me". Now you are engaged. They may text you back with some reassuring note. Then, you are going to get a phone call and they will say they are calling from Google Fraud Alert Dept. or something of the sort. They will say they are noting the account and act like they are away doing something to help. Then they will ask if you are currently logged into your account. RED FLAG! If so, or even if not, they will ask you to go to your Gmail and type in a number and send to them. DO NOT DO IT!! If is it Google, then they know whether you are on or not. Never give anyone information over the phone and send anything by email in response to such a call. Hang up and call the real company directly if you want to double check.
