Lots of questions have come in recently about HB25-1249. Among other things, this bill created some mandates for housing providers, when tenants request a joint walk through before they vacate.

Specially, housing providers are required to accommodate that request if there is a mutually convenient time, after all furniture is removed and before the end of the lease. One of the big concerns for some, is the concern of safety. Walking through a property by yourself with a vacating resident, particularly if the situation is contentious, might pose some safety concerns.

For this reason, we wanted to highlight that the bill does allow for “telecommuting.” In other words, the resident or the housing provider, could walk through the property while the other party remains connected through technology from a separate location. As always, we would advise confirming and discussing this with your legal counsel.

Day in the life of a property manager. 😂

At 7:40 PM, at one of our commercial properties, our security company received an urgent call from one of our commercial tenants reporting that there was a suspicious person — possibly under the influence — hiding inside the walk-in fridge at their liquor store.

Our security officer arrived, contacted the individual, and escorted him outside.

Then… the store owner came outside, took a look at the suspect, and realized it was actually one of his brand-new employees.

Turns out the employee had gotten drunk on the job, wandered into the cooler, and the owner didn’t even recognize him before calling security. 😅

Just another normal evening in commercial property management.
