🍁 Fall in Colorado is simply magical 🍂Cooler mornings, changing leaves, pumpkin patches, fall festivals, local restaurants, hiking weather and plenty of reasons to get out and enjoy the Pikes Peak Region.

🍂 September isn’t just pumpkin spice and sweater weather. It might be the month you start making that “someday” home happen.

If you’re hoping to be in a new home by January, the process doesn’t start in January. It starts now—with a conversation.

Before we ever start touring homes, I want my buyers to understand what they can comfortably afford, what they actually want (not just what Pinterest tells them they want 😉), and what the Colorado Springs real estate market looks like for their situation.

Then comes the fun part: touring homes. 🏡

But finding the house is only one piece of the process.

There’s determining value beyond an online estimate, writing a smart offer, negotiating terms, navigating inspections, understanding what deserves attention—and what probably doesn’t—and keeping hundreds of details moving toward closing.

That’s where having an experienced Realtor matters.

My goal isn’t simply to help you buy a house. It’s to help you make a decision you’ll still feel good about years from now.

So if “buy a home in 2026” has been sitting somewhere on your goal list, you don’t have to be ready to make an offer tomorrow.

🏡 DATA CENTERS + HOME VALUES: What does the data tell us?

Data centers are a growing development issue nationwide—and here in Colorado Springs, the conversation includes proposed Project Ta**us.

As a Realtor, I’m not here to take sides. I believe homeowners deserve clear information about how development may affect neighborhoods, infrastructure and real estate.

A recent Realtor.com analysis reported by HousingWire found that, in the communities studied, home values near newly opened data centers generally tracked similarly to comparable areas without them. During the first two years after activation, researchers found no statistically meaningful difference in home-value performance.

That doesn’t mean every project or neighborhood will have the same experience. Communities are also asking about:

⚡ Electricity demand and infrastructure
💧 Water usage
🔊 Noise
🏘️ Proximity to homes
💰 Utility costs and infrastructure funding
📈 Future buyer perceptions
💼 Tax revenue and economic development

Project Ta**us, proposed near Garden of the Gods Road and Centennial Boulevard, is expected to initially require approximately 50 megawatts of electricity. Colorado Springs City Council has postponed its decision until April 13, 2027, allowing more time to examine the project and its potential impacts.

This isn’t about choosing a side—it’s about staying informed as our community changes and helping homeowners and future buyers make informed decisions.

A beautiful home doesn’t sell itself. And putting a listing in the MLS isn’t a marketing strategy. 🏡

When I list a home, my goal isn’t simply to put it on the market and hope the right buyer finds it. My job is to prepare it, position it, launch it, and actively put it in front of the people most likely to buy it.

➡️That process starts before the photographer ever walks through the door.

We look at presentation, staging, condition, pricing and the details that influence a buyer’s first impression—because today, that first impression usually happens on a screen.

Then comes the launch.

🎥Professional photography and video. Strategic online exposure. Social media marketing that is actually designed to reach buyers—not simply another “Just Listed” post. Direct exposure to my agent network. And a coordinated launch designed to create as much visibility as possible when your home is fresh to the market.

Because there’s an important difference between listing a home and launching a home.

And there’s an equally important difference between posting on social media and marketing on social media.

Some of the best potential buyers may already be working with another Realtor—which is exactly why agent-to-agent marketing is an important part of my strategy, too.

Your home gets one debut. I believe we should make it count.

WHAT REAL ESTATE IS REALLY LIKE:
It’s a little different behind the scenes. 😉

Yes, I get to walk through some incredible homes. But being a Realtor is far less about looking at pretty houses and far more about serving people through some of the biggest financial and emotional decisions of their lives.

It’s answering the phone at 9:30 at night because an issue just came up. It’s writing an offer on a weekend, negotiating when everyone else is asleep, coordinating lenders, inspectors, appraisers and title companies, tracking dozens of deadlines, solving problems no one anticipated, analyzing sales, developing marketing strategies, managing emotions—and sometimes holding a deal together when it feels like everything is falling apart.

And here’s something many people don’t realize:

Realtors often work for weeks or months without knowing whether we will ever be paid for that work.

We can spend countless hours researching properties, driving to showings, preparing offers, attending inspections, answering questions, creating marketing, holding open houses and negotiating on behalf of a client. If that buyer never purchases or that home never closes, there may be no paycheck at all.

In many ways, we are investing—and sometimes volunteering—our time, expertise and resources upfront because our clients are counting on us.

“Flexible hours” means being flexible enough to work nights, weekends, holidays and whenever our clients need us.

But: I genuinely love it. ❤️

Because behind every contract is a person. A family relocating to Colorado Springs. A first-time buyer getting their keys. A seller moving into a new chapter. Someone downsizing, investing, building, grieving, celebrating or starting over.

That’s why great real estate representation isn’t just opening doors.

It’s strategy, negotiation, market knowledge, communication, problem-solving, advocacy and trust.

YES—it’s absolutely OK to call a Realtor before you’re actually ready to move.

Because here’s the thing…

Real estate decisions don’t have to begin with a FOR SALE sign or a pre-approval letter. They can begin with a conversation. 💬

Some of the best relationships I have with clients started months—or even years—before they bought or sold a home.

Sometimes the conversation is simply:

🏔️ Could we afford to move to Colorado Springs?
🔑 What could we buy in Monument and Colorado Springs at our budget?
💰 How much equity do we have in our current home?
🏡 Should we renovate or move?
📆 What would we need to do if we wanted to sell next year?
🤔 Is now even the right time for us?

You don’t need to have everything figured out before talking to me. Helping you figure it out is part of my job.

What a privilege it is. 🤍

What a privilege it is to hand someone the keys to a home they worked years to afford.

To hear, “We never thought we could do this,” and eventually get to say, “Welcome home.”

To walk through an empty house while children race from room to room deciding which one will be theirs. 🏡

To help a family find the place where birthdays will be celebrated, puppies will be brought home, holidays will be hosted, ordinary Tuesday nights will happen, and years of memories will quietly be made.

And sometimes, to help someone say goodbye to a home that holds decades of those memories as they begin a new chapter.

Real estate involves contracts, negotiations, inspections, appraisals, marketing and numbers. I take every one of those responsibilities seriously.
