Spring Market Snapshot: More Choices for Buyers, Sharper Strategies for Sellers

Inventory is on the rise in our local market, with 1,000 more homes for sale this April compared to the same time last year—giving buyers more options and leverage. On the flip side, sellers are navigating price sensitivity and making more adjustments to stay competitive.

Since January 1, the average days on market has improved significantly—dropping from 68 to 49. And the average sales price is up 4.3%, climbing from $545,000 to $570,000.

Under contracts and closed sales are holding steady with 2023 and 2024 numbers so far, pointing to another flat year in terms of transaction volume.
