Colonial Beach sellers… 78 days doesn’t mean nobody wants your house.

That number caught my attention when I looked at the July numbers.

The average home that sold here spent 78 days on the market.

But here’s the part I wouldn’t skip:

27 homes still sold.

That’s actually MORE than last July.

So when somebody tells me, “Jamaal, nothing is selling right now,” I don’t really agree with that.

Homes are selling.

What’s changed is that buyers have more time to think.

They’re looking at the house… going home… pulling it back up on Zillow… comparing it to three others… then deciding if the price makes sense.

That means sellers can’t depend on a hot market to cover up a bad first impression or an ambitious price.

And buyers?

A house sitting for a few weeks doesn’t automatically mean something is wrong with it.

Sometimes that’s where the conversation starts.

Some closings mean a little more than just buying a house.

When these clients first reached out to me, they weren’t just looking for another property.

They had recently experienced something no family ever wants to go through, the loss of a 16-year old grandson.

The water, the beach, the views. This is home for us, but somebody else is wishing they could wake up to this every day.

What would you do with 53 acres?

That’s the question I think somebody is going to ask when they see this property in Kinsale.

You’re looking at approximately 53 acres across two adjoining parcels.

Most of the land is cleared and relatively flat. A portion is already being farmed. You’ve got substantial road frontage, A-1 Agricultural zoning, two older homes, and existing well and septic systems.

Now, I’m not going to tell you that you can subdivide it into a bunch of lots or build whatever you want. Those are questions a buyer needs to investigate with Westmoreland County.

But that’s exactly why I think this property is worth looking at.

What would you do with 53 acres?

That’s the first thing that came to my mind when I walked this property.

It’s one thing to see 53 acres written on paper. It’s another thing to actually stand out there and see how open it is. You’ve got a lot of cleared, usable land, plenty of privacy, and enough space where somebody could really come in and make this property their own.

Maybe you’ve always wanted land for a farm or homestead. Maybe you want horses, more privacy, or just room where you’re not sitting right on top of your neighbors. Or maybe you’re an investor looking at 53 acres and seeing possibilities that somebody else might overlook.

There are two adjoining parcels being sold together, and there are also two older homes on the property. A portion of the land is currently being farmed, but there is no farming lease in place.
