Congratulations to family on officially becoming a first-time homeowner! 🔑 Being able to help my lady’s cousin through the process and see him get the keys to his first home made this one especially rewarding.

Price reductions across PA, Delaware & South Jersey just climbed to another new high — 11,812 reductions over the last 30 days.

At the same time, active inventory has eased to 22,350 homes, while contracts signed dropped to 10,119. Buyers are still buying, but sellers are having to compete harder for their attention.

For buyers: This continues to create opportunities to negotiate on price, closing costs, repairs and other terms.

For sellers: The message is getting louder — pricing correctly from day one matters. Buyers have options, and overpriced homes are increasingly being forced to adjust.

The market isn’t dead. It’s becoming more strategic.

Mortgage rates may be higher, but buyers haven’t disappeared. 🏡

August demand is starting to feel the pressure as higher rates weigh on affordability, with pending sales over the last four weeks coming in 1% below the same period last year.

That creates two different opportunities:

Buyers: Less competition can mean more negotiating power, seller concessions, and opportunities that weren’t there when everyone was fighting over the same homes.

Sellers: Pricing matters. As buyer demand slows, starting too high can mean sitting longer and eventually having to reduce the price.

The market is changing — but people are still buying and selling. The key is understanding how to position yourself in the market we have right now.

At the same time, there are 22,495 active listings, while contracts dipped to 10,271. Buyers still have options, and sellers are increasingly adjusting to what the market is telling them.

For buyers, this means more negotiating power and more opportunities to find value.

For sellers, pricing correctly from day one matters more than ever. The longer a home sits, the more likely you are to end up chasing the market with a reduction.
