Tax Day is almost here, which means our clients will finally receive the tax savings they deserve!

Our most important role is making sure our clients’ conservation easement donations comply with federal tax law.

After a property’s been protected, we provide our clients with the documents necessary to claim their conservation easement deduction.

Here are a few insights from our 2025 tax season.

106 Acres of Working Lands Protected Forever!

We’re excited to announce the permanent protection of BarD Ranch, a 106-acre property in Caldwell County thoughtfully pieced together by William and Alice Bard between 1987 and 1990. Today, it serves as their home while continuing to support agricultural practices and provide habitat for local wildlife.

Thank you to landowners William and Alice Bard for their dedication to conserving the most important resources on their family land.

We also thank Tancig Law for helping to shepherd this project to its completion.

204 Acres of Working Lands Protected Forever!

We’re excited to announce the permanent protection of Svoboda Preserve, a 204-acre ranch in Bastrop County that boasts prime farmland soils, rolling pastureland, and a deep-rooted family legacy as a working ranch.

Thank you to landowner Marilyn Svoboda for her passion and commitment to preserving her family’s agricultural heritage and protecting it forever.

We also want to extend our gratitude to Tancig Law for representing the landowner and negotiating the conservation easement with TLC.

The IRS audited one of our easements and concluded it was fully compliant with federal tax law. Our standard for every project.

Upon review, our client’s conservation easement deduction was allowed in full, without reduction or penalty. No additional information requested.

We tell our clients there are two parts to a conservation easement. Phase I - closing the easement, is where we lay the foundation for a qualified conservation contribution.

Phase II - substantiating the deduction, is where we review the appraisal, prepare the 8283, and draft the supplemental statement required by the IRS.

Both parts are integral to a successful audit.

A good note to receive in the middle of our 2025 tax season.

Population growth and increasing land values create incentives for landowners to subdivide and sell their land.

Since 1997, Texas has lost over 3.7 million acres of working land to non-agricultural uses.

1.8 million acres and 17,000 agricultural operations have been converted to other uses in the last 5 years alone.

Protecting open space and working lands is more important than ever before.

Conservation easements help families protect working lands.

While federal funding for conservation easements remains limited in Texas, our State legislature and local governments have the ability to prioritize and fund conservation.

It’s up to all of us to help make sure our taxpayer dollars are used to protect land and water resources in the years ahead.

Watching land conversion in realtime always reminds us of how important our work is.

In this new video from Tancig Law, learn more about Mi Vida Ranch, a newly-protected property in Llano County with a story of about overcoming internal financial pressures to preserve a family’s heritage.

Conservation easement funding was provided by USDA Natural Resources Conservation Service, Texas Parks & Wildlife Foundation , U.S. Army Corps of Engineers, the Horizon Foundation, and the Malcolm C. Damuth Foundation.
