Can't believe this house is still on the market. It's a little unique with the living area on the second floor. But the space and two full size garages to boot. Give a shout out today for your showing. Asking $250,000.

I found this to be an interesting read this morning. Rates are continuing to increase slightly.

Current Mortgage Rates
30‑Year Conventional Fixed average: 6.41% (Bankrate)
30‑Year VA Fixed average: 6.18% (Bankrate)
15‑Year Fixed average: 5.82% (Bankrate)
5/1 ARM average: 6.39% (Bankrate)
Mortgage rates moved modestly higher again this week as bond markets responded to persistent inflation concerns and expectations that the Federal Reserve will keep rates elevated longer than previously anticipated.

Market Trends
More homeowners are listing properties as equity positions remain strong

Housing inventory continues to improve as more homeowners take advantage of accumulated equity. According to CoreLogic, homeowner equity levels remain historically high despite moderating appreciation rates. This growing equity cushion is encouraging more move-up sellers to enter the market, gradually increasing listing activity across many metro areas. For real estate professionals, the shift creates opportunities to reconnect with past clients who may now have enough equity to transition into larger homes, downsizing options, or lifestyle-driven relocations.

Smaller metro markets continue attracting relocation demand

Migration toward affordable secondary markets remains a major housing trend. Research from Zillow shows continued buyer interest in smaller metropolitan areas offering lower taxes, reduced housing costs, and hybrid-work flexibility. These markets are benefiting from sustained inbound demand while some higher-cost urban markets normalize. The trend is particularly supportive for Midwest and Southeast communities with strong quality-of-life profiles. Agents who understand relocation patterns and position themselves as local market experts can capture additional inbound referral and digital lead opportunities.

Consumers are adapting to “higher-for-longer” mortgage rates

Buyers are increasingly accepting that mortgage rates may remain elevated for an extended period. The Mortgage Bankers Association notes that purchase application activity has remained relatively stable even with rates above historical lows. This adjustment in consumer psychology is helping stabilize transaction volume compared to earlier periods when buyers paused activity waiting for rapid rate declines. Real estate professionals who educate clients on refinancing flexibility, seller concessions, and long-term equity growth are helping buyers move forward with greater confidence.
