Florida has one of the hottest housing markets in the nation, and the scammers know it. Criminal actors purchase email addresses and passwords off of the internet and will monitor the emails of title company workers, real estate agents and potential home buyers. Once they see that a sale is imminent, they will send an email to the buyer changing the wire instructions for the closing. The email may come from what appears to be the real estate agent or title company email. The buyer wires the money to the scammer or one of their accomplices and they are now out their down payment and closing costs. Before you send a wire, it is important to verbally confirm the details with your title company representative or real estate agent. These fake wire instructions will look very real, and they will come from email addresses that look familiar to you. Taking a few moments to verbally confirm the instructions can save months or years of work trying to recoup your losses. Hand-delivering a check at closing is the safest way to protect your money. If you do receive a suspicious email, contact your agent and/or title company and make them aware. Periodically check the rules and settings on your email accounts to make sure they have not been changed without your knowledge.
