Board members often ask: “why should we amend our governing documents?”

Here is exactly why ⬇️

1. To remove any unnecessary and outdated developer provisions, or any provisions that are no longer supported due to changes in the law.
2. Making the documents easier to understand and resolving ambiguity.
3. To clarify very important provisions such as your maintenance, insurance and assessment provisions.
4. To update your use restrictions over time as community goals and make-up may change.

Myth or fact… if you do not have a quorum of members present at a membership meeting, the meeting must be cancelled.

This is a myth - you may instead adjourn and reconvene at a later subject to further caveats addressed by Monique.

Many of you know Monique Parker as an attorney and as a founding member of RPG, but did you know she is also preparing to compete for the third time in the Beyond the Ultimate Jungle Ultra in Peru? Yes, you read that correctly.

What does this race consist of? It is a five-day, five-stage, 230-kilometer marathon through the jungle terrain. Battling through each stage, no matter what it takes - crawling under trees, swimming across the rivers, encountering the wildlife, and going through the mud and dense trees.

We have been seeing an increase in short-term rental violations recently, so Monique and Adam are here to talk about it 🏡

Firstly, associations need to make sure their rental restrictions are clearly defined in the declaration. Also consider adding provisions addressing the advertising of short term leases on websites such as Airbnb or VRBO, making these violations easier to prove.

In sum, addressing both guest occupancy and advertising in your declaration helps avoid potential loopholes and increases the likelihood of successful enforcement.
