We're seeing opportunities for builder incentives, seller concessions, rate buydowns, and more room to negotiate in certain situations.

💡 **Let's talk about RATE BUYDOWNS for a second!**

Did you know some sellers and builders may contribute toward lowering your mortgage interest rate or temporarily reducing your monthly payment?

For example, with a temporary 2-1 buydown on a 7% fixed-rate mortgage:

✨ Year 1: Payments based on 5%

✨ Year 2: Payments based on 6%

✨ Year 3 onward: Payments based on 7%

That's potentially hundreds of dollars in monthly savings during those first two years!

And permanent rate buydowns may also be an option!

Of course, every situation is different, incentives aren't guaranteed, and your lender will determine what you qualify for.

Another Zebulon property officially SOLD! 🎉 This was an investment property for my sellers and one of the final pieces to fall into place before a pretty big life change.

After selling their primary home as well, they're officially preparing to leave the States and head overseas to be with and care for their parents. ❤️

Y’all… this one hits DIFFERENT.

After everything these clients have been through over the last few weeks, seeing this finally come together makes my heart so dang happy. 🥹

There have been ups, downs, stress, disappointment, lots of conversations…and somehow we ended up exactly where we were supposed to be.

I’m beyond grateful they trusted me enough to let me walk through ALL of it with them.

Now somebody just get us to closing day because I may literally squeeze them both to death when I see them. 😂🧡

Here’s something that probably isn’t talked about enough: this is happening more often in this market than agents mention.

Contracts fall apart. Buyers get cold feet. Circumstances change. Homes go back on the market. And yes — it can be frustrating for everyone involved.

This market may be showing us things we don’t always understand, but I truly believe there is always the right person who comes along.

So if your home is sitting longer than expected or you’ve had a contract fall through, don’t assume it means your home won’t sell.
