Creating compelling marketing is key to successful sales, and deep insight into market data and trends helps both buyers and sellers, so I spend a lot of time analyzing current market data and trends, creating compelling marketing, and learning about different facets of the industry. As much as I enjoy the actual process of guiding my clients through the transaction of buying or selling a house, the concept of ‘home’ is at the heart of what I do. I am proud to be a regular supporter of the Oxford Free Meals Program and Family Promise of Genesee County. While just having food and shelter isn’t what most of us would call ‘home’ it is more than so many have. These organizations feed their neighbors and provide shelter and stabilization for families facing homelessness. They are making our small communities a better place! Another passion for me is being outdoors enjoying this beautiful state we live in! When I’m not in the office or volunteering, you’ll often find me gardening, golfing, or grilling with friends and family. You may have heard home prices dipped in some areas this year, but that doesn’t mean your home lost real value. Here’s the context more headlines skip.

While select markets are seeing slight price declines, it’s not happening everywhere. It’s really only happening in markets where prices rose too high, too fast during the pandemic housing boom.

The majority of the country is still seeing prices rise year over year. Not fall.

That’s part of the reason why 96% of homes are still worth more than what their owners paid for them.

The bottom line is: home prices aren’t crashing. And you don’t need to worry about your home’s value.

With how much prices rose these past 5 years, your house is probably worth a lot more than you’d expect, even if you do live in one of the markets where prices are re-adjusting.

You may not want to put your moving plans into hibernation mode this winter, because the savings this time of year are real.

LendingTree found January buyers paid about $23k less than May buyers for the same size home.

And that’s largely because the price per square foot drops off in the winter due to less buyer competition.

Even though affordability is improving, it’s still tight for many buyers. And the people who are moving right now are realizing one thing can make the process a whole lot easier: a flexible wish list.

Cotality found 70% of buyers ended up compromising on one or more wish list item.
