Final day of Mastering the RPA today and yes… I’ve taken this class more times than I can count. But every time I walk away learning something new, catching something I hadn’t thought about, or seeing the agreement a little differently. That’s the goal. Always learning, always growing!!

MLS TIP TUESDAY!!! 🚨

Let’s talk about something that seems small… but can turn into a fine real quick... 😬

When you close out a listing in CRMLS, it’s important that concessions are reported correctly. One of the most common misses I see is when the Seller pays Buyer Broker compensation, but it never gets reflected in the concessions field.

Yes...this matters!
Yes...it’s a CRMLS rule!

If Buyer Broker compensation is paid by the Seller, it should be included as part of the concessions along with any Closing Cost Credits or additional Seller Credits.

And don’t forget the comments section. A quick note clarifying “Closing Costs + Buyer Broker compensation” or just Buyer Broker compensation keeps everything clear and compliant!

This is one of those small data entry steps that protects you from violations and helps keep the MLS police out of your inbox! 😉

Save this for your next closing and share it with your Office so nobody learns this the hard way.

🎂 Happy Birthday, On Point! 🧡✨

Five years ago, I took a leap.

Today? I’m celebrating something I built from the ground up… and I’m pretty dang proud of it 🧡

I love being a Transaction Coordinator.
Even when it’s repetitive.
Even when it’s chaotic.
Even when the emails won’t stop and the timelines are tight. 😅📑

But what I didn’t expect to love?
Being my own BOSS. Owning something that’s MINE. Growing into a stronger business owner, a contract nerd, and someone who knows her stuff… even when the nerves show up.

Five years.
Over 1,200 transactions closed 🤯
Countless lessons learned.
Plenty of chaos coordinated along the way.

And somehow… I still love it.

I believe On Point can leave a legacy.
I believe I can make my stamp on this industry.
Especially right here in Northern California 🧡

Five years in? I think I’ve earned the Chaos Coordinator title! 🧡😉

🎉 OPS Co. | 5 Lessons in 5 Days ✨

Year two was the “I’ve got this” era… followed closely by the “okay maybe I don’t have this that much” realization… 😅

I was still proud. Still excited. Still loving the work. But behind the scenes, I was stretching myself thin while learning what it actually meant to run a business.

That was the year I quietly hired an assistant. Most people never knew… and that was intentional.

Not because I was hiding anything, but because I never wanted Agents to feel like I was “too busy,” or that the work they trusted ME with was being passed off. My assistant was strictly behind the scenes. Uploads, admin tasks, support. And even then, I was still a control freak! 🙃

The truth? My systems lived in my head. I did everything by memory, habit, and instinct. I was the process. And trying to teach someone while managing the day-to-day felt overwhelming.

That experience taught me something I still carry with me today.

Lesson #2:
👉 Growth without systems isn’t scalable, it’s stressful!

Sometimes the lesson isn’t “do more.”
It’s “slow down, get clear, and build the foundation first.”

I may not have lost anyone personally in service, but I carry deep respect for those who did, and for the families who live with that loss every day.

• Negotiated Buyer Broker Compensation
• The new Buyer Compensation Affirmation, confirming:
✔️ A valid Agreement with the Buyer’s Broker
✔️ It covers the property
✔️ Compensation is no less than what’s listed in 3G(3)

🚨 Important Note: You’re off the hook for sending the BRBC to the Seller and Listing Agent, BUT it must be provided to the Escrow Office. ✅
