Property #1
Problem: 6 unit, under water, with over $50k in debt, repairs galore, City fines, and only 2 paying tenants. Seller needs out but wants to make money as well.
Solution: ME! I got to work, period!
Outcome: all but one non paying tenant relocated peacefully. I sold the property on co-op with one tenant in eviction court, and the Buyer assumed all city violations and repairs as well. My consultant fee was 7%, paid Buyers rep 2.5% for a total commission of 9.5%.
Seller walked away with no repairs, no foreclosure, no eviction headache, and $146,000 in cold hard cash!
