Let’s start with the basics of your Chicago commercial lease. These three terms are the foundation of your entire landlord tenant relationship. First, the Lessor is the owner or landlord who is granting the space.

Second, the Lessee is you, the business owner or tenant. While these sound like simple labels, they determine your specific rights in an Illinois courtroom.

Finally, we have the LOI (Letter of Intent). Many founders make the mistake of thinking an LOI is just a "non binding" handshake.
