Here’s what I tell every buyer before they walk through a home in Chicago and the surrounding suburbs:

🔥 Water Heater. Check the manufacture date. Most last 10-12 years. Near the end of its life? Expect roughly $1,500-$3,500 to replace.

⚡ Electrical Panel. Ask to see it. Federal Pacific, Zinsco, or old fuse boxes can mean a $2,500-$5,000 upgrade, and some insurers won’t cover them.

💧 Ceiling Stains. Look up. Brown or yellow spots can signal past or current water issues. Repairs can range from $3,000-$15,000+ depending on the source.

❄️ HVAC. Check the age of the furnace and A/C. Replacement in the Chicago area typically runs $8,000-$18,000.

🪟 Windows. Foggy glass or broken seals are a red flag. Full replacement can easily cost $15,000-$35,000.

🏚️ Foundation Cracks. Hairline cracks are common. Horizontal or stair-step cracks can mean $5,000-$25,000+ in repairs.

🚽 Sewer Line. Especially important in older Chicagoland homes. A $250-$400 sewer scope can help you avoid an $8,000-$20,000 surprise.

🚿 Water Pressure. Run faucets and showers. Older galvanized plumbing can lead to an $8,000-$20,000 repipe.

🌧️ Grading & Drainage. The ground should slope away from the home. Drainage corrections often cost $2,000-$10,000.

Save this before your next showing. It could save you thousands. 🏡

Some listings may have delayed updates, inaccurate statuses, or missing information altogether. 🏡

If buying a home is on your 2026 vision board, here are some do’s and don’ts ⬇️

A lot of people don’t realize how easy it is to mess up your approval BEFORE you even get started.

Buying a car? Changes your debt.
Random cash deposits? Red flags to lenders.
Switching jobs? Can delay or even reset your loan.
Online lenders? Not always the smoothest experience when things get real.

Instead… small smart moves early make a BIG difference.

Paying cards down early = better numbers
Stable income = stronger approval
Local lenders = smoother deals
Starting early = options, not pressure

This is exactly why having a game plan matters BEFORE you start.
