Don't let your wallet stand in the way of your decorating dreams! I've got some DIY tips to help you make your home extra festive without breaking the bank!

- Place extra ornaments on the mantle, in a hurricane vase, or around a DIY wreath.
- Paper, scissors, and some string are all you need to make a snowflake garland. Find patterns you love with a quick online search. Simple, bold, and easy for the kids!
- Wrap empty Amazon boxes to create a faux-wrapped present tower. Place on an entry bench, stairway, or fireplace. You can also wrap artwork or picture frames already hanging on your wall. Just add a fun bow and place it back on the wall.
- Put those holiday photo cards to work as ornaments on your tree (use clothespins to clip to branches), or hang them around a doorway.
- When in doubt, go with lights and greenery. On the mantle, around a banister, above kitchen cabinets...the possibilities are endless and the price is oh-so-right.

Take high-resolution photos of every single room in your house, as well as the exterior of the home. Get as many angles as possible of each room because buyers often judge properties on the pictures they see online. In many cases, buyers will think there is a problem with a room if there isn’t a photo of it, so make sure to show as much of the house as possible.

Take photos during the day for the best light. Open blinds and turn on lights if necessary to brighten up the space. Hiring a professional real estate photography company is a smart idea because oftentimes they can use the photos to make a virtual tour that can be posted on YouTube, Facebook, and other video-sharing sites.

Remember to entertain all offers and be creative when balancing the deal because not all buyers can waltz into home buying even if it's a buyer's market. Keep open communication with potential buyers through your respective agents to work together on an agreement both parties feel comfortable with.

A nice extra step when staging your bedding is to iron the linens and the pillowcases. In hotels, the bedding is always crisp and wrinkle-free. This makes the room look cleaner and that much more sophisticated. It will take some effort, but it goes a long way in the presentation of a bedroom.
