June was a signal. July is the verdict.

The DC Metro officially cooled: YOY appreciation dropped from 4% in spring to 1.6%. But that metro number hides 49 micro markets doing different things. EX: Ballston/Virginia Square condos: 11 days on market, full ask. American University Park condos: two months, and a price cut.

Not much rhyme or reason, so we built a lookup widget. Type your DC Metro ZIP to see if you are in a seller, balanced or buyer's market and our insights on what the numbers actually mean.

Since the beginning of the year, the DC metro looked like it was moving in two directions at once. May made it undeniable.

On one hand we have set new price record, one the other hand there are market segments moving closer to the buyers' market territory. Why?

This month's report breaks down the Bright MLS numbers for Washington DC Metro in order to answer this question.

Given that all real estate is local and the metro numbers don't mean your county is in the same position. We created a new widget that lets you pull up your own area to see which way it's leaning — buyer's or seller's market.

Metro averages can be deceiving. In March, "the DC market" was up 1.6% — but inside that number, Arlington climbed 7.9% and Alexandria dropped 11.9%.
